## EMI table: ₹25 lakh to ₹1 crore

Monthly EMI at an illustrative 7.75% p.a. Your actual rate depends on your credit score, loan amount and the lender's current rates.

| Loan amount | 15 years | 20 years | 25 years | 30 years |
| --- | --- | --- | --- | --- |
| ₹25 lakh | ₹23,532 | ₹20,524 | ₹18,883 | ₹17,910 |
| ₹30 lakh | ₹28,238 | ₹24,628 | ₹22,660 | ₹21,492 |
| ₹40 lakh | ₹37,651 | ₹32,838 | ₹30,213 | ₹28,656 |
| ₹50 lakh | ₹47,064 | ₹41,047 | ₹37,766 | ₹35,821 |
| ₹75 lakh | ₹70,596 | ₹61,571 | ₹56,650 | ₹53,731 |
| ₹1 crore | ₹94,128 | ₹82,095 | ₹75,533 | ₹71,641 |

*EMI per ₹1 lakh at 7.75%: ₹1,200 (10 years), ₹941 (15), ₹821 (20), ₹755 (25), ₹716 (30).*

## Total interest: the cost of a longer tenure

| Loan amount | Total interest over 20 years | Total interest over 30 years |
| --- | --- | --- |
| ₹25 lakh | ₹24.3 lakh | ₹39.5 lakh |
| ₹50 lakh | ₹48.5 lakh | ₹79.0 lakh |
| ₹75 lakh | ₹72.8 lakh | ₹1.18 crore |
| ₹1 crore | ₹97.0 lakh | ₹1.58 crore |

A 30-year tenure lowers the EMI on ₹50 lakh by about ₹5,200 a month compared with 20 years, but adds about ₹30 lakh of interest. Many borrowers take the longer tenure for eligibility and then prepay: LIC HFL charges no prepayment penalty on floating-rate home loans for individuals.

## Income you need for each EMI

Lenders usually allow 50–60% of net monthly income (more for higher incomes) for all EMIs combined. For a 20-year loan at 7.75% with no other EMIs:

| Loan amount | 20-year EMI | Net monthly income needed (approx.) |
| --- | --- | --- |
| ₹25 lakh | ₹20,524 | ₹34,000 – 41,000 |
| ₹30 lakh | ₹24,628 | ₹41,000 – 49,000 |
| ₹40 lakh | ₹32,838 | ₹55,000 – 66,000 |
| ₹50 lakh | ₹41,047 | ₹68,000 – 82,000 |
| ₹75 lakh | ₹61,571 | ₹1.03 – 1.23 lakh |
| ₹1 crore | ₹82,095 | ₹1.37 – 1.64 lakh |

## How the EMI is calculated

EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. Early EMIs are mostly interest; the principal share grows over time. Use our [EMI calculator](https://hyderabadhomeloans.com/emi-calculator/) for any amount, rate and tenure.

## Under-construction homes: pre-EMI or full EMI?

If you buy an under-construction flat, the loan is released in stages. Until the full amount is released, you can either pay only interest on the amount disbursed (pre-EMI) or start full EMIs straight away. Pre-EMI keeps early payments low but does not reduce the principal; full EMI from the start cuts total interest.
