## Who is eligible for an LIC HFL mortgage loan?

- **Resident Indians only.** The scheme is not open to NRIs.
- **You own a residential house or flat** that will be mortgaged to LIC HFL.
- **The property is not more than 35 years old.**
- **You have income to repay.** Salaried or self-employed; LIC HFL looks at your income, existing EMIs, age and CIBIL score.

The money can be used for your children’s education or marriage, buying another property, or expanding your business, as listed by LIC HFL. A company that wants to borrow against its office premises uses a different scheme: [loan against property for companies](https://hyderabadhomeloans.com/loan-against-property-for-companies-hyderabad/).

## What is the LIC mortgage loan interest rate?

LIC HFL publishes floating rates linked to its LHPLR, by CIBIL score (lichousing.com, checked 7 October 2026):

| CIBIL score | Rate (floating, loans up to ₹15 crore) |
| --- | --- |
| 750 and above | 9.70% |
| 700 to 749 | 10.30% |
| 600 to 699 | 11.55% |

LAP rates are higher than LIC HFL’s home-loan rates, which start from 7.15%. If you need funds to repair, renovate or extend your own house, a [renovation loan](https://hyderabadhomeloans.com/home-renovation-loan-hyderabad/) or [home extension loan](https://hyderabadhomeloans.com/home-extension-loan-hyderabad/) at home-loan rates is usually cheaper.

## What will the EMI be?

Monthly EMI at 9.70% (CIBIL 750+), worked out with the standard EMI formula:

| Loan amount | Term | EMI at 9.70% |
| --- | --- | --- |
| ₹10 lakh | 10 years | ₹13,050 |
| ₹20 lakh | 15 years | ₹21,127 |
| ₹30 lakh | 10 years | ₹39,149 |

At 10.30% (CIBIL 700–749), a ₹20 lakh loan over 15 years costs about ₹21,861 a month. Try your own numbers in the [EMI calculator](https://hyderabadhomeloans.com/emi-calculator/).

## How much can I borrow against my property?

The amount depends on two things: the property’s value as assessed by LIC HFL’s valuer, and your income after existing EMIs. LIC HFL decides the final figure when you apply. Send us your income details and the property’s location and we will give you an indicative amount before you apply.

## What documents do I need?

- KYC for every applicant: PAN, Aadhaar, address proof, photographs
- Income proof: salary slips and Form 16 (salaried), or ITRs and financial statements (self-employed)
- Bank statements
- Property documents: title deeds, approved plan and the latest property tax receipt

## Mortgage loan, top-up or personal loan: which is better?

| | Mortgage loan (LAP) | Top-up on a home loan | Personal loan |
| --- | --- | --- | --- |
| Who can take it | Any resident owner of a residential property | Existing LIC HFL home loan customers, or customers moving their loan to LIC HFL | Based on income only |
| Security | Your house or flat | The house already mortgaged for your home loan | None |
| Term | Up to 15 years | Linked to your home loan | Usually much shorter |
| Cost | From 9.70% | From 9.70% as published by LIC HFL | Usually higher, because it is unsecured |

If you already have an LIC HFL home loan, ask about a top-up first. If your home loan is with another lender, a [balance transfer to LIC HFL with a top-up](https://hyderabadhomeloans.com/home-loan-balance-transfer-hyderabad/) can lower the rate on your existing loan and give you extra funds at the same time.
