# Home Loan Through a DSA or Directly at the Bank? Benefits, and How to Spot an Authorised DSA

Source: https://hyderabadhomeloans.com/2026/10/29/dsa-vs-bank-home-loan-authorised-dsa/ · Updated 29 Oct 2026

**Quick answer:** Applying through an **authorised DSA** gets you the same lender rate with more help: your CIBIL report, income and property papers are checked before the file goes in, one person follows it to disbursement, and the lender pays the DSA, not you. Before you hand over documents, confirm the DSA is authorised: ask for the lender’s appointment, check with the branch and never pay fees in cash.

## What is a DSA in home loans?

A DSA (Direct Selling Agent) is a firm appointed by a bank or housing finance company to bring in loan applications. LIC HFL describes the role on lichousing.com: the DSA collects the application and documents from the borrower, does a preliminary scrutiny, verifies that the income proofs are genuine and sends the file to LIC HFL’s area office, then helps both sides complete the loan quickly. The lender alone decides and sanctions the loan.

## DSA or bank branch: what is the difference?

| | Through an authorised DSA | Directly at the branch |
| --- | --- | --- |
| Interest rate | The lender’s rate card | The lender’s rate card |
| Cost to you | Nothing extra; the lender pays the DSA | Nothing extra |
| Check before you apply | CIBIL, eligibility, documents and property papers | Usually after you submit |
| Who follows up | One person, from application to disbursement | You, with the branch |
| Schemes | Knows which of the lender’s schemes and offers fit you | You ask for what you know about |
| Where | At your home or office, on WhatsApp | At the branch, in office hours |

## 7 reasons to apply through an authorised DSA

1. **Fewer rejections.** Your CIBIL score, FOIR and documents are checked first, so the file goes in only when it is ready. Each rejected application leaves an enquiry on your credit report; see [why home loans get rejected](https://hyderabadhomeloans.com/2026/09/29/home-loan-rejected-what-to-do/).
2. **The right scheme.** A self-employed buyer without ITRs may fit [Griha Sugam](https://hyderabadhomeloans.com/griha-sugam-home-loan/); a borrower switching lenders may fit a balance transfer offer such as LIC HFL’s [Homecoming offer](https://hyderabadhomeloans.com/2026/10/09/lic-hfl-homecoming-balance-transfer-offer/).
3. **Property papers checked before the advance.** Problems with title, approvals or deviations are cheaper to find before you pay the builder or seller.
4. **A complete file.** Lenders ask fewer questions on a file that arrives complete, so it moves faster.
5. **One point of contact** through credit, legal, technical, sanction and disbursement.
6. **No extra cost.** The rate and fees are the lender’s; the DSA is paid by the lender.
7. **Help after the loan:** stage-wise releases, interest certificates, part-prepayment and later top-ups or transfers.

## If you go directly to a bank: a possible scenario

This does not happen with every bank or every file, but it is a real risk. A file handled at a branch can sit in a queue for 20 to 30 working days. A rejection may reach you only after 15 to 30 days, after you have already paid fees and lost your booking window. An authorised DSA checks the file before it is submitted and tracks it at each desk, so a query is usually raised and fixed early.

## Our direct-customer fee offer

Elite Financial Services may reimburse part of your processing fee as a promotional or referral offer to customers who contact us directly, not through a builder or another intermediary. Please confirm the terms in writing before you apply. This is Elite’s own offer, not an LIC HFL waiver.

## When applying directly can make sense

If you are an existing customer taking a top-up, have a simple salaried profile and time to visit the branch, applying directly works too. The rate is the same either way. What changes is who checks your file before it goes in and who chases it.

## Authorised DSA or freelancer: how to tell the difference

Many people who call themselves loan agents are freelancers or “connectors” who pass your file on to someone else. You don’t know who ends up holding your documents, and nobody is answerable to the lender for what you were told.

| Check | Authorised DSA | Freelancer to avoid |
| --- | --- | --- |
| Appointment | Can show the lender’s appointment and code | Vague; “I work with all banks” |
| Office | A real office address | Phone number only |
| Fees | Charges you nothing; lender fees are paid to the lender | Asks for cash or a “file charge” |
| Promises | The lender’s published rate; no guarantee | “Guaranteed approval”, a rate below the rate card |
| Documents | Uses your real documents | Offers to “arrange” salary slips, ITRs or bank statements |

From **1 January 2027**, RBI’s new rules on selling financial products require banks, NBFCs and housing finance companies to publish an up-to-date list of their empanelled DSAs on their websites, with each DSA’s type, address and the products it handles. That will make checking easier.

## 5 checks before you hand over your documents

1. **Ask for the lender’s authorisation** and the DSA’s code, and note the firm’s name.
2. **Confirm with the lender’s branch or area office** that the firm is their DSA.
3. **Pay lender fees only to the lender**, by cheque, draft or online transfer in the lender’s name. LIC HFL’s DSA guidelines have the upfront fee sent to its area office by cheque or draft.
4. **Keep copies** of everything you hand over and ask for an acknowledgement.
5. **Never sign blank forms** or let anyone “improve” your documents. A fake document gets your file rejected and can lead to a criminal case.

## Frequently asked questions

### Do I pay a fee to a DSA?

No. An authorised DSA is paid by the lender. You pay only the lender’s own fees, to the lender. We charge our customers nothing.

### Is the interest rate higher through a DSA?

No. The lender’s rate card applies whether you apply at the branch or through its DSA. LIC HFL’s rates depend on your CIBIL score and loan amount.

### Can a DSA guarantee my loan?

No. Only the lender sanctions a loan. A DSA can tell you, before you apply, what the lender is likely to approve and what may be a problem.

### What is the difference between a DSA and a DME?

A DSA is an agency appointed by the lender; a DME (Direct Marketing Executive) is an individual appointed by LIC HFL. Vijay Arjun V of Elite Associates is both.

### How do I check that a DSA is genuine?

Ask for the lender’s appointment, confirm it with the lender’s office, and from 2027 check the lender’s published DSA list. See also [LIC home loan agent in Hyderabad](https://hyderabadhomeloans.com/lic-home-loan-agent-hyderabad/).
