Your EMI (equated monthly instalment) is the fixed amount you pay LIC HFL every month until the loan is repaid. Each EMI has two parts: interest on the balance still outstanding, and principal. In the early years most of the EMI is interest; as the balance falls, more of each EMI goes towards principal.

## How the EMI is calculated

EMI = P × r × (1 + r)ⁿ ÷ ((1 + r)ⁿ − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments.

## How much can you borrow?

- Up to 90% of the property value for loans up to ₹30 lakh
- Up to 80% for loans of ₹30–75 lakh
- Up to 75% for loans above ₹75 lakh

These are RBI loan-to-value limits. Stamp duty and registration are not part of the property value for this purpose, so plan to pay them from your own funds. Your actual loan also depends on your income, age and CIBIL score — use the eligibility calculator for that.

## FAQs

### Does a longer tenure reduce my EMI?

Yes, but you pay more interest overall. Compare 20 and 25 years in the calculator to see the difference in total interest.

### Is the EMI fixed for the whole loan?

On a floating-rate loan the rate moves with LIC HFL’s benchmark, so the EMI or the tenure can change. On LIC HFL’s Sure Fixed scheme the rate is fixed for the whole term.

### When does the first EMI start?

Usually the month after the full loan is disbursed. For under-construction homes you pay only interest (pre-EMI) on the amount disbursed until the final disbursement, unless you opt to start full EMIs earlier.
