A balance transfer moves your outstanding home loan from your current lender to another lender at a lower interest rate. Even half a percent less can add up to lakhs over the remaining tenure — but switching has costs, so it pays to check the numbers first.

### What charges should I include?

Processing fee, legal and valuation charges, stamp duty on the new mortgage where applicable, and any foreclosure charge at your current lender (floating-rate loans to individuals usually have none).

### How long does a transfer take?

Typically 2–4 weeks once documents are complete — mainly the time to get your property documents released by your current lender.

### Should I ask my current lender to reduce the rate first?

Worth trying — some lenders offer a rate conversion for a fee. Use this calculator to compare that offer with a transfer.
