This is an indicative estimate. Final eligibility is subject to lender assessment. Default rate is LIC HFL’s current starting rate (7.15%, updated September 2026); your rate depends on your CIBIL score and LIC HFL’s credit policy. Figures are rounded. Nothing you enter here is stored or sent anywhere.
Lenders size a home loan by how much EMI you can comfortably pay. They look at your income after tax, the EMIs you already pay, your age (the loan must end before retirement) and your CIBIL score. This calculator follows the same logic to give you an indicative range.
What the calculator assumes
- All your EMIs together — including the new home loan — stay within 65% of your net monthly income (75% if your gross income is above ₹1 lakh a month)
- The loan ends by age 58 for private-sector employees, 60 for government employees and 70 for the self-employed
- Maximum tenure of 30 years for salaried and 20 years for self-employed applicants
- Interest at LIC HFL’s current starting rate (7.15%) unless you change it
These are our working assumptions, not LIC HFL policy. LIC HFL decides your final eligibility after reviewing your documents, property and credit report.
How to improve your eligibility
- Add an earning co-applicant — spouse, parent or child
- Close small loans or credit-card EMIs before you apply
- Choose a longer tenure if your age allows it
- Keep your CIBIL score high — the best scores get LIC HFL’s best rate
