LIC Housing Finance vs SBI Home Loan (2026): Which Fits You?

Short answer: Neither lender is best for everyone. SBI and LIC Housing Finance both advertise starting rates in the low 7% range in 2026, and both charge no prepayment penalty on floating-rate loans for individuals. The better choice depends on the rate you are offered for your credit score, how each lender calculates your eligibility, and how comfortable each is with your property and income type.

Difference 1: how the rate moves

SBI’s home loan rates are linked to an external benchmark tied to the RBI repo rate, so RBI rate changes pass through on a set schedule. LIC HFL’s rates are linked to its own prime lending rate, which it revises based on its own funding costs. Both are floating; the difference is how and when changes reach you. Ask each lender how often your rate resets.

Difference 2: how eligibility is calculated

This can matter more than a small rate difference. LIC HFL’s approach, as we explain on our homepage, deducts existing EMIs before applying the eligibility percentage, which can give borrowers with existing loans a higher eligible amount. Difference 3: profiles and properties

Housing finance companies sometimes assess self-employed incomes, informal income and certain property types differently from banks. LIC HFL has specific schemes such as Griha Suvidha for some of these profiles, at higher rates. Banks may price lower for salaried borrowers with top credit scores and clean properties. Neither approach is universally better.

How to compare two offers properly

  1. Compare the rate on the sanction letter, not the advertised starting rate.
  2. Compare the eligible amount each lender offers you.
  3. Add up all fees: processing, legal, valuation and any others.
  4. Ask how often the rate resets and what it is linked to.
  5. Consider service: disbursement speed matters when a builder or seller is waiting.
