APF full form in home loans: Approved Project Finance
APF stands for Approved Project Finance. When a lender such as LIC Housing Finance approves a housing project under APF, it has already checked the builder’s land title, building approvals, sanctioned plans and RERA registration. Home buyers in that project then only need their own eligibility and documents assessed, so the home loan is usually faster. LIC HFL approved projects also get a special processing fee discount and no legal and technical fee.
An “APF code” or “APF number” is the lender’s internal reference for an approved project. We don’t publish codes here, but we will confirm any project’s approval status with LIC HFL for you. APF in home loans, explained.
What buying in an approved project changes
Project checks already done
LIC HFL has already examined the builder’s title, approvals and sanctioned plans. Nobody has to wait for that on your file.
Faster sanction
Only your own eligibility and documents remain to be checked, so a complete file usually moves much faster than in an unapproved project.
Fewer documents from you
You give your KYC, income proof and booking papers. The builder’s project documents are already with LIC HFL.
Lower fees
A special processing fee discount and no legal and technical fee. Contact us for additional discounts on documentation.
Buying in a project that is not listed?
You can still get an LIC HFL home loan — the property is checked for your file instead. Start with a free eligibility check.
Approved projects: common questions
APF stands for Approved Project Finance. A lender approves a housing project after checking the builder’s title, approvals and plans in advance, so home loans for flats in that project are processed faster.
It is a housing project whose legal and technical appraisal LIC Housing Finance has completed in advance — the builder’s title, approvals and sanctioned plans (Approved Project Finance). Home loans for units in these projects are usually processed faster, because only the buyer’s own eligibility and documents remain to be checked.
Yes. Home loans in LIC HFL approved projects get a special processing fee discount and no legal and technical fee, because LIC HFL has already checked the project. Contact us to avail additional discounts on documentation.
No. Project approval covers the project. Your loan still depends on your income, existing EMIs, age, CIBIL score and LIC HFL’s credit policy. Our free eligibility check gives you an indicative amount before you book.
Often yes. LIC HFL can appraise the individual property instead, which takes longer because the legal and technical checks are done for your file. Tell us the project and we will check.
Search the project name or registration number on the Telangana RERA website, rera.telangana.gov.in. Each project page here shows its RERA number.
No. It lists the approved projects we work with most often, and LIC HFL’s approvals change over time. If your project is not here, ask us — we will confirm its status.

Builder or developer?
We take projects through LIC HFL approval (APF) so your buyers get faster home loans.
Approval status is as per LIC HFL at the time of listing and can change. Project details come from the developers and Telangana RERA and may change — confirm with the builder before booking. Project names and images belong to their respective developers. A home loan is subject to LIC HFL’s credit assessment. *Rates depend on CIBIL score and LIC HFL credit policy.
