Switch your existing home loan to LIC HFL — lower EMI, plus a top-up if you need it.
Quick answer: A home loan balance transfer to LIC HFL moves your outstanding loan from another bank or HFC to LIC HFL’s lower rate, from 7.15% (CIBIL 825+). Under LIC HFL’s Homecoming scheme there is no processing fee on the transfer or the top-up, for resident Indians with a CIBIL score of 725+ and 18 months of default-free repayment. The top-up costs 0.50% above your home loan rate.
By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002. Terms checked on lichousing.com on 13 October 2026.
If you’re paying a higher rate with another lender, you can transfer your outstanding home loan to LIC HFL and pay a lower rate on it — which can reduce your EMI or shorten your tenure.
You can also take a top-up loan at an attractive rate along with the transfer.
Our calculation, keeping the remaining term the same and moving to 7.15%:
| Outstanding loan | Remaining term | Current rate | EMI saving a month | Interest saved |
|---|---|---|---|---|
| ₹30 lakh | 15 years | 8.75% | ₹2,766 | about ₹5.0 lakh |
| ₹50 lakh | 20 years | 9.00% | ₹5,770 | about ₹13.8 lakh |
| ₹75 lakh | 20 years | 8.50% | ₹6,262 | about ₹15.0 lakh |
Your actual saving depends on your CIBIL score (which sets your LIC HFL rate) and the switching costs. Work it out with the balance transfer calculator or read how much a balance transfer saves.

Example: a ₹50 lakh loan with 20 years left, moved from 9% to 7.15%, cuts the EMI by about ₹5,770 a month — roughly ₹13.8 lakh less interest over the remaining tenure. Switching costs (processing fee, MODT stamp duty, legal charges) are usually recovered within a year. Your saving depends on your rate, balance and tenure — we calculate it from your loan statement.
It depends on the rate gap, your outstanding amount and remaining tenure, minus the costs of switching (processing fee, MODT stamp duty and legal charges). As a rule of thumb, a gap of 0.5% or more with 10+ years left pays off within a year. Share your loan statement and we’ll calculate the actual saving.
Under RBI rules, lenders cannot charge foreclosure or prepayment penalties on floating-rate home loans to individual borrowers. Fixed-rate loans can have charges — check your sanction letter.
