A 30-year tenure lowers the EMI on ₹50 lakh by about ₹5,200 a month compared with 20 years, but adds about ₹30 lakh of interest. Many borrowers take the longer tenure for eligibility and then prepay: LIC HFL charges no prepayment penalty on floating-rate home loans for individuals.
Income you need for each EMI
Lenders usually allow 50–60% of net monthly income (more for higher incomes) for all EMIs combined. For a 20-year loan at 7.75% with no other EMIs:

How the EMI is calculated
EMI = P × r × (1 + r)n ÷ ((1 + r)n − 1), where P is the loan amount, r is the monthly interest rate (annual rate ÷ 12 ÷ 100) and n is the number of monthly instalments. Early EMIs are mostly interest; the principal share grows over time. Use our EMI calculator for any amount, rate and tenure.
Under-construction homes: pre-EMI or full EMI?
If you buy an under-construction flat, the loan is released in stages. Until the full amount is released, you can either pay only interest on the amount disbursed (pre-EMI) or start full EMIs straight away. Pre-EMI keeps early payments low but does not reduce the principal; full EMI from the start cuts total interest.
