Quick answer: An encumbrance certificate (EC) lists the registered documents for a property, such as sales, mortgages, gifts and releases, for the period you choose. In Telangana you can search it online on registration.telangana.gov.in after logging in, by document number, survey number or house number. For records before 1983, apply at the Sub-Registrar office.

What does an encumbrance certificate show?
Every document registered against the property in the period you search: sale deeds, gift deeds, partitions, mortgages (in Telangana, the MODT a lender registers) and releases. Each entry shows the document number and date, the parties, the type of document and the value.
Read together with the title deeds, the EC tells you who owned the property, how it changed hands and whether a loan is still registered against it.
What does an EC not show?
- Agreements that were never registered
- Revenue records of agricultural land, such as the pahani: check those on Bhu Bharati
- Property tax or utility dues
- Building approvals or deviations
- Pending court cases, unless an order was registered against the property
So an EC is one check among several. The full list is in home loan property documents in Telangana.
How do you get an EC online in Telangana?
- Open the Registration and Stamps Department site and choose Encumbrance Search (EC).
- Log in with your mobile number or email. New users register with an OTP.
- Search by document number and year, survey number or house number, and select the district and Sub-Registrar office (SRO).
- Choose the period you want the EC for.
- Pay any fee shown and download the EC.
Online records cover registrations after 1983, according to Godrej Properties’ guide (February 2025).
How do you get an EC offline?
Apply at the Sub-Registrar office where the property is registered, using the department’s EC application form. You need this route for records older than the online data, or when the online search does not find the property.
How many years should the EC cover?
Enough to show the full chain of owners behind your seller. Search from the date of the oldest link document in the title, and ask which period your lender’s legal team needs. Get a fresh EC close to registration, because any document registered after your search will not appear.
What should you check in an EC before you pay an advance?
- The seller’s name appears in the latest sale entry.
- The chain of sales matches the link documents you were given.
- The survey or house number and the extent match the sale deed.
- No mortgage is still open. If the seller has a loan on the property, it must be closed and the mortgage released; plan with your lender how this happens at registration.
- No odd entries: the same property sold twice, sales under power of attorney or long gaps. Ask a lawyer about anything unclear.
Buying a flat or plot from a builder?
Ask for the EC of the project land. If the builder has mortgaged the land for a project loan, the EC shows it, and your lender will need a no-objection letter (NOC) from the builder’s lender before funding your flat. Projects already approved by LIC HFL are simpler: see the list of approved projects and what APF approval means. For flats, also check the UDS in the sale deed.
Closed your home loan?
Get a fresh EC after closure to check that the release of the mortgage is recorded. If it is not, ask your lender for the release documents and take them to the Sub-Registrar. See LIC HFL foreclosure and getting your documents back and what MOTD (MODT) means.
How does the EC affect your home loan?
LIC HFL’s legal team reads the EC with the title deeds before it sanctions a loan. A clean EC with a clear chain speeds things up; an open mortgage or a gap holds the file until it is explained. We check your EC and papers free before you pay an advance.
Frequently asked questions
Do I need an EC for a resale flat?
Yes. It shows whether the seller owns the flat without a registered loan or other charge, and it confirms the chain of earlier owners.
Is an EC valid for ever?
No. It covers only the period you searched, up to the day you searched. Get a fresh one just before you register.
Can I get an EC for a plot I want to buy?
Yes. Search by survey number or by the document number of the seller’s sale deed. For agricultural land, also check Bhu Bharati. See the plot loan in Hyderabad for what lenders fund.
Does the EC show if the property is in a lake FTL?
No. An EC covers registered documents only. Check FTL and buffer zones separately before you buy.
