LIC HFL Foreclosure Charges (2026): Zero Charges Rule & Closure Procedure

Updated · 7 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: LIC HFL does not charge a foreclosure or prepayment penalty on floating-rate home loans taken by individuals. To close your loan, get the exact foreclosure amount from LIC HFL, pay it from an applicant’s own account, and wait for an SMS with an appointment to collect your original documents. All owner-applicants must attend in person; authorisation letters are not accepted.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002. Based on LIC HFL’s published loan-closure information and RBI rules, checked 11 October 2026.

Are there foreclosure charges on an LIC HFL home loan?

  • Floating-rate home loan to an individual: no foreclosure or prepayment charges, whether you close it from your own money or by moving it to another lender. RBI rules bar such charges for individual borrowers on floating-rate loans taken for non-business purposes.
  • Fixed-rate loans (for example, while a loan is in a fixed-rate period) and loans for business purposes may carry a charge. Check your sanction letter and loan agreement, which must disclose it.
  • There is no lock-in period: you can prepay or close at any time.

What is the LIC housing loan closure procedure, step by step?

  1. Get the foreclosure amount. Ask LIC HFL for a foreclosure statement through its customer portal or your LIC HFL area office. It shows the principal outstanding plus interest up to the payment date.
  2. Pay from an applicant’s account. LIC HFL accepts closure payments only from the applicant(s), not from third parties.
  3. Confirm where you want your documents. Originals are returned from the area office (or its back office) that serviced your loan. You confirm the location at closure and cannot change it later.
  4. Wait for the SMS. Once the payment is realised, LIC HFL sends an SMS to your registered mobile number with an appointment, and tells you the date, time and what to bring.
  5. Attend with all owner-applicants. Every applicant who is also an owner on the sale deed must come in person. NRI owners and power-of-attorney holders need identity and signature proof; POA holders should check the details with the office first.
  6. Check every document against the list of documents you received when the loan was disbursed, before you sign for them.

How soon do you get your original documents back?

RBI requires lenders to return original property documents within 30 days of full repayment, and to compensate the borrower ₹5,000 for each day of delay caused by the lender. In practice, collect them on your appointment date: under LIC HFL’s process, documents not collected within 10 days of the scheduled date go to a custodian, and getting them back then needs a fresh request and can take about 30 more days.

What should you do after closing the loan?

  • Keep the loan closure letter (no-dues certificate) and the final statement safely.
  • Check your CIBIL report after a month or two to make sure the loan shows as closed.
  • In Telangana the mortgage (MODT) is registered, so get a fresh encumbrance certificate from the IGRS portal and check the closure is reflected. If it is not, ask LIC HFL for the release letter and take it to the sub-registrar. See what MODT means.
  • If you have other LIC HFL loans on the same property, such as a top-up, the title documents are released only after all of them are closed.
  • Cancel the EMI mandate (NACH) with your bank once the closure is confirmed.

Should you foreclose, part-prepay or transfer?

OptionGood when
Foreclose fullyYou have surplus money and no higher-interest debt; you are on the new tax regime, so the loan gives you no tax benefit
Part-prepayYou want a lower EMI or shorter term but also want to keep a cash cushion; also free on floating-rate loans
Ask for a lower rate or transferYour rate is well above what new borrowers get; a lower rate may save more than closing early

On the old tax regime you lose up to ₹2 lakh a year of interest deduction once the loan is closed; see home loan tax benefits 2026. Work out the savings with the prepayment calculator.

Loan with another bank? Moving it to LIC HFL under the Homecoming offer has no processing fee until 31 December 2026; LIC HFL pays off your old lender for you.

Closing your LIC HFL loan to move to another bank?

If you are foreclosing because another bank has offered a lower rate, you don’t have to arrange the money yourself. In a balance transfer, the new bank pays LIC HFL directly and becomes your lender. We help LIC HFL borrowers in Hyderabad move their loan to HDFC Bank, State Bank of India (SBI) or Bank of Baroda, and we compare the offer with what you pay today before you apply.

  1. Work out the real saving. Compare the new rate with your current one, then add the new bank’s processing fee, legal and valuation charges and the fresh mortgage (MODT) you register for it. See MODT charges in Telangana.
  2. Apply to the new bank. Share your income documents, your latest LIC HFL loan statement and the list of property documents LIC HFL holds. The new bank sanctions the loan after its own legal and technical check of the property.
  3. Get the foreclosure letter from LIC HFL. It shows the exact amount needed to close your loan on a given date.
  4. The new bank pays LIC HFL. LIC HFL then returns your original documents (under RBI rules, within 30 days of full repayment), and you deposit them with the new bank as security for the new loan.
  5. Finish the paperwork. The mortgage is registered for the new bank. Check a fresh encumbrance certificate to confirm LIC HFL’s charge has been released. See encumbrance certificate in Telangana.

Keep paying your LIC HFL EMI until the new bank has paid off the loan, so no EMI is missed on your CIBIL record. A floating-rate LIC HFL loan has no foreclosure charge, so the decision comes down to the rate gap and the one-time switching costs. Send us your outstanding amount, current rate and years left, and we will tell you what a transfer would save after all costs.

Frequently asked questions

Can I transfer my LIC HFL home loan to SBI, HDFC Bank or Bank of Baroda?

Yes. The new bank sanctions a loan for your outstanding amount, pays LIC HFL directly and holds your property documents from then on. There is no foreclosure charge on a floating-rate LIC HFL home loan taken by an individual. We help you compare the offer and handle the transfer.

Can a relative pay the foreclosure amount for me?

No. LIC HFL accepts closure payments only from the applicant(s). The money can come to your account from anywhere, but the payment to LIC HFL must be made by you.

Can I send someone with an authorisation letter to collect the documents?

No. All applicants who are owners must come in person. If an owner has passed away, the documents go to the legal heirs (including the co-applicant) against a legal heirship or succession certificate.

I live abroad. How do I collect my documents?

NRI owners can attend in person with identity and signature proof, or act through a power-of-attorney holder; check the POA requirements with the area office in advance. See NRI property guide for POA basics.

Is there a charge for part-prepayment?

Not on a floating-rate home loan to an individual. You can pay any amount at any time, and choose to reduce the EMI or the term.

Does closing the loan improve my CIBIL score?

A loan repaid on time and closed is good for your record. The score itself may not jump; what matters most is your repayment history.
