Home Loan Balance Transfer in Hyderabad: Process, Charges & LOD Takeover (2026)

· 5 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: A Home Loan Balance Transfer (loan takeover) allows you to transfer your outstanding home loan from your existing commercial bank or NBFC to LIC Housing Finance (LIC HFL) at lower benchmark interest rates starting from 8.50% p.a. By switching an existing high-interest loan (e.g., 9.50% to 10.50%), a Hyderabad borrower with an outstanding ₹50 Lakh loan can save between ₹6 Lakhs and ₹12 Lakhs in total interest payout over a 20-year tenure. The transfer is executed through an official List of Documents (LOD) takeover where LIC HFL settles the old bank’s balance, collects the original title deeds, and registers a fresh MODT in Telangana.

Over the past three years, rising interest rates have pushed many home loan borrowers in Hyderabad into paying steep 9.50% to 10.75% floating interest rates with private lenders. If your current lender has not passed on rate reductions or charges high renewal fees, transferring your loan balance to LIC Housing Finance is one of the most effective ways to lower your monthly EMI and unlock high-value top-up funds. Here is the complete step-by-step guide to executing a hassle-free home loan takeover in Hyderabad.

The 7-Step Balance Transfer & LOD Takeover Process

Transferring a home loan involves standard banking and revenue protocols. Here is how the process works with Hyderabad Home Loans and LIC HFL:

  1. Step 1: Obtain Foreclosure Letter & LOD from Current Bank: Request your existing lender to issue a formal Foreclosure Statement / Outstanding Balance Letter along with the certified List of Documents (LOD) detailing all original title deeds held in their vault.
  2. Step 2: Submit Takeover Application to LIC HFL: Submit the foreclosure letter, LOD copy, property link document copies, and your latest 6-month salary and banking statements to LIC Housing Finance.
  3. Step 3: Credit & Property Appraisal: LIC HFL assesses your repayment track record (12 to 18 months of flawless EMI debits) and conducts legal valuation.
  4. Step 4: Issuance of Sanction Letter: LIC HFL issues a formal sanction letter approving the takeover amount plus any additional Top-Up Loan requested.
  5. Step 5: Disbursement Cheque Issued to Current Lender: LIC HFL issues an account-payee disbursement cheque/NEFT directly in favor of your existing bank to pay off the outstanding balance.
  6. Step 6: Retrieval of Original Title Deeds: Within 10 to 15 working days, your old bank closes the loan, issues a No Objection Certificate (NOC), and hands over all original property documents to LIC HFL’s authorized legal representative.
  7. Step 7: Telangana MODT Cancellation & Re-Registration: The old bank’s MODT registered at the local Sub-Registrar Office (SRO) is cancelled via a Deed of Release, and fresh MODT (0.5% stamp duty) is registered in favor of LIC HFL.

Document Checklist for Home Loan Takeover

From Your Current Lender:

  • Official Foreclosure Letter stating exact outstanding principal and valid till date.
  • Certified List of Documents (LOD) on bank letterhead.
  • Detailed Loan Account Statement for the past 12 to 24 months.
  • Sanction Letter copy of the original home loan.

From the Borrower:

  • KYC documents (PAN Card, Aadhaar Card, Passport photo).
  • Last 3 months’ salary slips and 2 years’ Form 16 / ITR.
  • Last 6 months’ salary savings bank account statement.
  • Photocopies of property registered Sale Deed, Link Documents, and sanctioned TS-bPASS/GHMC building plan.

Are There Any Foreclosure Charges on the Old Loan?

NO. Under Reserve Bank of India (RBI) directives, commercial banks, cooperative banks, and housing finance institutions are strictly prohibited from charging prepayment or foreclosure penalties on floating rate home loans taken by individual borrowers. You can close your old loan at zero penalty.

Can You Get an Additional Top-Up Loan During Takeover?

YES. This is one of the most compelling advantages of a balance transfer. If your property’s market value in Hyderabad has appreciated significantly, LIC HFL allows you to bundle an attractive Top-Up Loan (up to ₹25 Lakhs to ₹50 Lakhs) at home loan interest rates (8.75% to 9.25%). This provides low-cost liquidity for home remodeling, interior design, children’s higher education, or business working capital without resorting to expensive 14%+ personal loans.

Frequently Asked Questions (FAQs)

1. How long does a home loan balance transfer take in Hyderabad?

The entire balance transfer cycle—from initial document review to final disbursement cheque handover—typically takes 10 to 15 working days, depending on how quickly your current bank issues the LOD and foreclosure statement.

2. Is MODT registration required again during balance transfer?

Yes. The old lender’s mortgage charge on your property must be cancelled at the Sub-Registrar Office (SRO), and a fresh registered MODT (0.5% stamp duty) must be executed in favor of LIC Housing Finance.

3. Can I transfer my home loan if I had 1 or 2 EMI bounces in the past?

If the delayed payments occurred more than 6 to 12 months ago and your recent repayment track record has been spotless, LIC HFL can sanction the balance transfer with valid justification.

4. What is the minimum loan tenure required before switching banks?

Most lenders, including LIC Housing Finance, prefer that you have serviced at least 6 to 12 monthly EMIs with your current lender before applying for a takeover.
