· 3 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: On a ₹70 lakh under-construction flat in Hyderabad, expect about ₹23 lakh upfront: ₹14 lakh down payment (LIC HFL funds 80%), ₹5.25 lakh stamp duty, transfer duty and registration (7.5%), ₹7,000 mutation fee, ₹3.5 lakh GST (5%) and about ₹34,000 for mortgage registration, before builder charges such as maintenance deposit, corpus fund and parking.

Stamp duty is charged on the higher of the agreement value and the government market value. The ₹56 lakh loan costs about ₹43,922 a month over 20 years at 7.15%; check yours with the EMI calculator.

Which builder charges should you ask about?

These vary by project and are often outside the “price per sq ft”. Ask for a full cost sheet in writing before you book:

  • Maintenance advance (often 1–2 years) and a corpus or sinking fund
  • Car parking
  • Club house or amenity charges
  • Electricity, water and sewerage connection charges
  • Floor-rise or preferred-location charges (park facing, corner, higher floors)
  • Documentation or legal charges collected by the builder

What else should you budget for?

  • TDS of 1% if the price is ₹50 lakh or more: you deduct it from the payment to the seller and file Form 26QB. It is not extra, but it is your responsibility.
  • Pre-EMI and rent while an under-construction flat is being built; see under-construction vs ready-to-move.
  • Interiors and moving: kitchen, wardrobes, lights and fans in a bare flat.
  • Property tax from possession onwards.
  • Home insurance, if you choose to take it with the loan.

How can you cut these costs?

  • Choose an LIC HFL APF-approved project: a special processing-fee discount, no legal and technical fee, and extra discounts on documentation charges when you contact us. See the approved projects list.
  • Buy a ready flat with an OC, or a resale flat, to avoid GST.
  • Improve your CIBIL score before applying: 825+ gets the lowest rate (7.15% salaried).
  • Negotiate parking and amenity charges into the base price before booking.
