Which builder charges should you ask about?
These vary by project and are often outside the “price per sq ft”. Ask for a full cost sheet in writing before you book:
- Maintenance advance (often 1–2 years) and a corpus or sinking fund
- Car parking
- Club house or amenity charges
- Electricity, water and sewerage connection charges
- Floor-rise or preferred-location charges (park facing, corner, higher floors)
- Documentation or legal charges collected by the builder
What else should you budget for?
- TDS of 1% if the price is ₹50 lakh or more: you deduct it from the payment to the seller and file Form 26QB. It is not extra, but it is your responsibility.
- Pre-EMI and rent while an under-construction flat is being built; see under-construction vs ready-to-move.
- Interiors and moving: kitchen, wardrobes, lights and fans in a bare flat.
- Property tax from possession onwards.
- Home insurance, if you choose to take it with the loan.
How can you cut these costs?
- Choose an LIC HFL APF-approved project: a special processing-fee discount, no legal and technical fee, and extra discounts on documentation charges when you contact us. See the approved projects list.
- Buy a ready flat with an OC, or a resale flat, to avoid GST.
- Improve your CIBIL score before applying: 825+ gets the lowest rate (7.15% salaried).
- Negotiate parking and amenity charges into the base price before booking.
