|---|---|---|
| 825 and above | 7.30% | 7.15% |

Who counts as self-employed?
- Business owners: traders, shop owners, manufacturers, contractors, transporters, partners in firms and directors who draw income from their company.
- Self-employed professionals: doctors, chartered accountants, architects, lawyers and consultants in their own practice. LIC HFL also has a loan for professionals’ office or clinic.
- The standard home loan is for resident Indians; NRIs have a separate NRI home loan.
How much home loan can a self-employed person get?
LIC HFL works out your income from your income tax returns and financial statements, then checks how much of it can go towards EMIs after your existing loans. What counts is the income you declare, not your turnover.
Worked example: net income of about ₹1 lakh a month as per ITR, no other EMIs. If about half of it can go to the EMI (₹50,000), at 7.30%:
| Term | Approximate loan |
|---|---|
| 25 years (maximum for self-employed) | ₹68.9 lakh |
| 20 years | ₹63.0 lakh |
| 15 years | ₹54.6 lakh |
A salaried borrower with the same income can stretch to 30 years at 7.15%, which supports about ₹74 lakh. The actual figure depends on LIC HFL’s assessment of your profile. See how FOIR works and try the eligibility calculator.

No ITR? Consider Griha Sugam
Many shop owners and small traders earn well but do not file regular returns. LIC HFL’s Griha Sugam home loan assesses such borrowers on their business and bank records instead, for smaller loan amounts and at a higher rate than the regular home loan. See LIC Griha Sugam home loan.
How can self-employed borrowers get a bigger loan or a better rate?
- File ITRs on time and declare your real income; a sudden jump in the latest year is looked at closely.
- Route business receipts through the bank; large unexplained cash deposits weaken your file.
- Keep GST returns and ITRs consistent with each other.
- Add an earning co-applicant, such as a spouse, to raise eligibility. LIC HFL uses the highest CIBIL score among joint applicants for the rate; see joint home loan with spouse.
- Keep your CIBIL score above 800: pay credit cards in full and avoid many loan enquiries.
- Close or reduce small loans before applying, so more income is available for the home loan EMI.
