Joint Home Loan with Spouse at LIC HFL: Lower Rate, Bigger Loan, Double Tax Benefit

· 4 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: Applying for an LIC HFL home loan jointly with your spouse helps in three ways. LIC HFL prices the loan on the highest CIBIL score among the joint applicants, so the partner with the better score can lower the rate. Both incomes count, so the loan can be much bigger. And if both are co-owners paying the EMI, each can claim tax deductions under the old regime.

Which CIBIL score does LIC HFL use for a joint home loan?

LIC HFL’s published rate table says that for joint applicants, the CIBIL score of the applicant with the highest score is considered. Since its rates step up as scores fall, adding a spouse with a better score can move the whole loan into a cheaper band.

Highest score among applicantsSalaried rate (up to ₹1 crore)EMI on ₹50 lakh, 30 years
825 and above7.15%₹33,770
725–7497.80%₹35,994
700–7248.10%₹37,037

On ₹50 lakh over 30 years, 7.15% instead of 7.80% saves about ₹2,200 a month, or roughly ₹8 lakh over the full term. LIC HFL still reviews every applicant’s credit history, so a recent default by either of you can affect approval. See home loan with a low CIBIL score.

How much more can you borrow with your spouse’s income?

Example: you take home ₹60,000 a month and your spouse ₹40,000, with no other EMIs. If about half of take-home pay can go to EMIs:

EMI capacityApproximate loan at 7.15%, 30 years
You alone₹30,000₹44.4 lakh
You and your spouse₹50,000₹74.0 lakh

LIC HFL decides the exact amount on both profiles; existing EMIs of either applicant reduce it. Try the eligibility calculator or read eligibility by salary.

Co-applicant or co-owner: what is the difference?

Co-applicant (co-borrower)Co-owner
WhoShares responsibility for repaying the loanHas a share in the property
Income counted for eligibilityYesOnly if also a co-applicant
Tax deduction on the loanOnly if also a co-ownerOnly if also a co-applicant paying the EMI
Must attend to collect documents at loan closureYes, if also an ownerYes

In practice, every owner of the property is a co-applicant, and making your spouse both co-owner and co-applicant gives you all the benefits.

Can both spouses claim tax benefits?

Yes, under the old tax regime, if both are co-owners and co-borrowers and both pay towards the EMI. Each can claim up to ₹2 lakh a year of interest (section 22 of the Income-tax Act, 2025) and up to ₹1.5 lakh of principal (section 123), in proportion to their ownership. Each spouse chooses a tax regime separately. Details: home loan tax benefits 2026.

Who can be a co-applicant?

  • Usually a close family member: spouse, parent or adult child. Your spouse is the most common choice.
  • Each co-applicant gives KYC and income documents; a non-earning spouse can still be a co-applicant and co-owner.
  • The ages of the applicants are considered when LIC HFL fixes the loan term.
  • For pensioners, LIC HFL requires the spouse as a joint applicant; see how much home loan a pensioner can get.

Things to think about before applying jointly

  • Both of you are responsible for the full loan, not just your share.
  • Missed EMIs affect both CIBIL scores.
  • Once the loan is running, removing a co-applicant is not simple; decide the ownership shares at the start.
  • At loan closure, all owner-applicants must collect the original documents in person. See LIC HFL home loan foreclosure.

Frequently asked questions

Does a joint home loan get a lower interest rate?

It can. LIC HFL uses the highest CIBIL score among joint applicants, so the rate follows the stronger score.

Can my wife be a co-applicant if she does not work?

Yes. Her income will not add to eligibility, but as a joint applicant her CIBIL score is considered, and if it is the higher score it sets the rate band.

Can a self-employed and a salaried spouse apply together?

Yes. Each gives the documents for their own income type. See LIC HFL home loan for self-employed.

Does the co-applicant have to be a co-owner?

Not always, but a co-applicant who is not an owner cannot claim the tax deduction on the loan.
