House Construction Cost per Sq Ft in Hyderabad (2026)

Updated · 4 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: In 2026, building a house in Hyderabad costs about ₹2,000–2,750 per sq ft of built-up area for standard quality, ₹1,300–2,000 for a basic build and ₹2,600–3,900 or more for premium finishes. These rates exclude land, approvals, utility connections and interiors. A 2,000 sq ft G+1 house at ₹2,200 per sq ft comes to about ₹44 lakh before extras.

By Vijay Arjun V (B.Pharm, PGDM): authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Rates compiled from three sources with 2026 rates, read on 16 October 2026.

What does construction cost per sq ft in Hyderabad in 2026?

Three sources with 2026 rates broadly agree: a standard independent house costs about ₹2,000–2,750 per sq ft, and finishes decide most of the difference.

Infralens₹1,339–1,995₹1,995–2,759₹2,808–3,889Rates dated 12 Aug 2026; exclude land, registration and interiors
Brick&Bolt₹1,940₹2,070–2,400₹2,640; luxury from ₹3,990Package rates with materials, labour and supervision
Griha Shakti₹1,400–2,000 (typical)Not splitAbove ₹3,500 for villas in Banjara Hills or Jubilee HillsUpdated 29 Sep 2026

Treat these as a starting point. Ask two or three contractors to quote on your own plan and specifications.

What drives the cost up or down?

  • Finishes: flooring, sanitary fittings, doors, windows and paint separate a basic build from a premium one; the structure is often the same.
  • Structure: the number of floors, soil and foundation needs, and any rock excavation.
  • Labour: about 30–40% of the construction cost, according to Griha Shakti.
  • How you build: a turnkey contractor quotes one package rate; hiring labour yourself can cost less but needs daily supervision and material buying.
  • Design: balconies, elevation work and large spans add cost per sq ft.

What does the per sq ft rate leave out?

Budget separately for items that most per sq ft quotes exclude. Brick&Bolt lists these exclusions:

  • Land cost, stamp duty and registration
  • Building permission and approval fees
  • Water, electricity and sewer connection charges
  • Borewell, sump and overhead tank (check your quote: some packages include them)
  • Compound wall and gate, rock excavation beyond normal depth
  • Interiors and landscaping

Griha Shakti puts these “soft costs” (design, approvals, connections) at 10–20% of the total budget. If you are also buying the plot, see the plot purchase cost in Telangana.

Example: a 2,000 sq ft G+1 house

Our calculation, using a mid-range rate from the table above:

ItemAmount
Built-up area (two floors of 1,000 sq ft)2,000 sq ft
Construction at ₹2,200 per sq ft₹44 lakh
Soft costs at 10–20%₹4.4–8.8 lakh
Total before interiors₹48.4–52.8 lakh

The same house at a basic ₹1,600 per sq ft costs ₹32 lakh before extras; at a premium ₹2,800 it costs ₹56 lakh.

How can you fund the construction?

Pick the LIC HFL loan that matches where you stand:

Your situationLoanKey terms
You own the plotHome construction loanFrom 7.15% (CIBIL 825+, salaried); released in stages
You are buying the plot and will build within 3 yearsComposite (plot + construction) loanFrom 7.35%; up to 30 years; one loan for plot and house
You are adding a floor to your houseHome extension loanNeeds an approved plan for the new floor

LIC HFL funds up to 90% of the value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above that; the term runs up to 30 years for salaried and 20 years for self-employed borrowers. A ₹40 lakh loan at 7.15% costs about ₹31,373 a month over 20 years or ₹27,016 over 30 years (our calculation). Because money is released in stages, keep your own share ready as work begins.

Frequently asked questions

Is ₹2,000 per sq ft enough to build a house in Hyderabad?

For a basic finish, usually yes: ₹2,000 sits at the top of the basic range and the bottom of the standard range in 2026 sources. Premium flooring, fittings and elevation work push the rate above ₹2,600.

Do construction rates include GST?

It depends on the quote. Brick&Bolt says its calculator rates include GST; other sources do not say. Ask every contractor to state it in writing.

Is built-up area the same as plot area?

No. Built-up area is the floor area you construct, across all floors. A G+1 house can have more built-up area than its plot area, within the setbacks and floor area your permission allows.

Can I get a loan for the full construction cost?

No. LIC HFL funds up to 90%, 80% or 75% of the value depending on the loan size, so you pay the rest yourself. Check your budget with the eligibility calculator.
