Are there costs buyers often miss?
- Development or amenity charges collected by the venture (roads, compound wall, club). Ask whether they are inside or outside the plot price.
- LRS fees if the plot was regularised under the Layout Regularisation Scheme. See loans on LRS plots.
- Advocate and document charges for title verification and the encumbrance certificate (EC).
- TDS of 1% if the price is ₹50 lakh or more: you deduct it from the payment to the seller and deposit it (Form 26QB). It is not an extra cost, but it must be done.
- Property tax records: the 0.1% mutation fee is collected at registration in GHMC; check that the property tax account moves to your name.
Do I have to build a house after taking a plot loan?
No. An LIC HFL plot-only loan has no condition to build; you can build whenever you are ready. Only the composite (plot + construction) loan requires construction within 3 years. Later, a home construction loan can fund the house.
How can I reduce the cost of a plot loan?
- Buy in an APF-approved HMDA venture. You get a special processing-fee discount and no legal and technical fee. See the plot loan page for current APF plot ventures.
- Improve your CIBIL score before applying. 825+ gets 7.35%; 700–724 pays 8.30% for salaried applicants.
- Check the layout approval before paying an advance, so you don’t lose money on a plot the bank won’t fund. Read will a bank fund your HMDA or DTCP plot?.
