Plot + Construction (Composite) Loan in Hyderabad

Quick answer: A composite loan is one LIC HFL loan to buy a residential plot and build your house on it. LIC HFL grants it only if you plan to finish construction within 3 years of buying the plot, the term runs up to 30 years (20 years for self-employed borrowers), and rates start at 7.35%. A plot-only loan is capped at 75% of the plot value and 15 years.

By Vijay Arjun V (B.Pharm, PGDM): authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Terms checked on lichousing.com on 16 October 2026.

How does a composite loan work?

You take one loan with two parts. The first pays for the plot when you register it; the second is released in stages as your house is built (see construction loan stages).

  1. Choose a plot in an approved layout (HMDA or DTCP, or a plot regularised under LRS) and check its land records on Bhu Bharati.
  2. Get the loan sanctioned, register the plot, and deposit the title deed with LIC HFL (MOTD).
  3. Get your building permission (now through BuildNow, formerly TS-bPASS) and a cost estimate from your engineer or architect.
  4. The construction part is released in stages as the work progresses.
  5. Finish the house within 3 years of buying the plot.
