Quick answer: Before booking a flat or plot in Telangana, search the project on rera.telangana.gov.in. Confirm the registration number, that the promoter name matches your agreement, that your phase or tower is covered, and the declared completion date. A RERA number on a brochure means nothing until it shows on the portal against that project.

Which projects must be registered with Telangana RERA?
Real estate projects on more than 500 sq m of land, or with more than eight apartments across all phases, must be registered before they are advertised or sold. That covers most apartment projects and plotted layouts around Hyderabad.
How to check a project on Telangana RERA, step by step
- Open rera.telangana.gov.in and choose the option to search registered projects.
- Search by the registration number on the brochure, or by project or promoter name.
- Open the project record and note the registration number, promoter name, project address and survey numbers.
- Check the declared completion date and whether the registration is still valid or extended.
- Check that your phase, block or tower is part of the registered project.
- Look at the uploaded approvals and plans, and any quarterly progress updates.
What should match your documents?
| On the RERA record | Must match |
|---|---|
| Promoter name | The company or person signing your agreement for sale |
| Project name and phase | The phase and tower on your allotment letter |
| Survey numbers and address | The schedule of property in your agreement |
| Completion date | The possession date the builder promises you |
| Approved plan | The flat or plot number you are buying |
Red flags before you pay an advance
- The builder is taking bookings in a “pre-launch” before RERA registration
- The RERA number on the brochure is not on the portal, or belongs to a different project
- The promoter on the portal is a different entity from the one on your agreement
- The declared completion date has passed with no extension and little progress
- The builder asks for more than 10% of the price before registering the agreement for sale (RERA Section 13 does not allow this)
How RERA protects your money
Under the RERA Act, a promoter must keep 70% of the amounts collected from buyers in a separate account and use it only for that project’s land and construction costs. Delays and defects can be taken to the Telangana RERA authority.
How does RERA affect your home loan?
LIC HFL checks a project’s approvals and title before funding it. Projects already APF-approved by LIC HFL have been checked at project level, so your file is quicker, with a special processing-fee discount and no legal and technical fee. See the LIC HFL approved projects. For plotted ventures, also check the layout approval: 10 checks before booking an open plot, and see the plot loan page.

Frequently asked questions
Is RERA registration required for resale flats?
RERA registration is for projects being sold by the promoter. For a resale flat, check the original approvals, the OC and the title chain instead; see the property documents checklist.
Does RERA registration mean the bank will fund the project?
Not by itself. The lender also checks title, approvals and valuation. APF-approved projects have cleared these checks with LIC HFL in advance.
Where can I complain about a delayed project?
To the Telangana RERA authority, through its website.
Do plotted layouts need RERA registration?
Yes, if the layout is on more than 500 sq m of land. Check it on the portal along with the HMDA or DTCP approval.
