Home Loan Property Documents in Telangana: The Complete Checklist

Short answer: For a home loan on a Telangana property, lenders usually need the sale agreement, the seller’s title deed and link (parent) documents going back typically 13 to 30 years, an encumbrance certificate (EC) for the same period, the approved building plan and permission, an occupancy certificate for completed buildings, property tax receipts, and TS-RERA registration for new projects. The exact list depends on whether you are buying a new flat, a resale flat, a plot or building a house.

Lenders may ask for more depending on the property. Your own KYC and income documents are separate.

Link documents: how far back?

Link documents are the earlier sale deeds that show how the property passed from owner to owner up to your seller. Lenders commonly ask for the chain covering the last 13 to 30 years. Every step in the chain should be a registered document, with names and extents that match.

A missing or unregistered link (for example, a property that passed through an unregistered agreement or a GPA) is one of the most common reasons a legal opinion comes back negative.

Encumbrance certificate: how to get it in Telangana

The EC lists every registered transaction on the property: sales, mortgages, gifts and releases. In Telangana you get it from the Registration and Stamps Department (IGRS) at registration.telangana.gov.in:

  1. Open Encumbrance Search on the IGRS portal.
  2. Search by document number (most precise), survey number or house number.
  3. Choose the period. For a purchase, search the full 30 years, because short windows can hide old mortgages.
  4. Pay the fee and download the certificate.

The EC shows only registered documents. An unregistered loan or a pending court case will not appear, which is why the lender’s legal check still matters. For agricultural land records, Telangana uses the Bhu Bharati portal, but the EC itself still comes from IGRS.

Approvals: plan, permission and OC

  • Building plan and permission from GHMC, HMDA, the municipality or, for new houses, through TS-bPASS. The building on the ground should match the plan; extra floors or reduced setbacks are “deviations” that can reduce or block the loan.
  • Occupancy certificate for completed buildings where it applies. Lenders are increasingly strict about OC for ready and resale flats.
  • TS-RERA registration for new projects. Check the project on rera.telangana.gov.in and match the registration number with the builder’s documents.

Buying in an approved project saves time

Five document problems that delay loans

  1. A gap in the link documents, or an unregistered step in the chain.
  2. An EC showing an old mortgage with no release deed.
  3. Names, survey numbers or extents that differ between documents.
  4. Construction that deviates from the approved plan.
  5. No OC for a completed building.
