What interest rate do government employees get?
LIC HFL prices salaried home loans by CIBIL score and loan size, not by employer. Published rates for salaried applicants (lichousing.com, checked 7 October 2026):
| CIBIL score | Loan up to ₹1 crore | Loan above ₹1 crore |
|---|---|---|
| 825 and above | 7.15% | 7.15% (up to ₹5 crore) |
| 800 to 824 | 7.35% | 7.35% (up to ₹5 crore) |
| 775 to 799 | 7.50% | 7.60% (₹1–5 crore) |
| 750 to 774 | 7.60% | 7.70% (₹1–5 crore) |
| 725 to 749 | 7.80% | 7.90% (₹1–5 crore) |
| 700 to 724 | 8.10% | Ask us |
A steady government salary and a clean repayment record make it easier to keep your CIBIL score in the top band, which is what gets you the lowest rate.
How much home loan can I get on my salary?
LIC HFL works out how much EMI you can afford from your take-home pay and existing EMIs, then converts that EMI into a loan amount. This table shows the loan an EMI supports at 7.15%:
| EMI you can pay | 15 years | 20 years | 30 years |
|---|---|---|---|
| ₹30,000 | ₹33.1 lakh | ₹38.2 lakh | ₹44.4 lakh |
| ₹50,000 | ₹55.1 lakh | ₹63.7 lakh | ₹74.0 lakh |
Every ₹1 lakh borrowed costs about ₹675 a month over 30 years, or ₹784 over 20 years, at 7.15%. See home loan eligibility by salary, how FOIR decides your loan amount, or use the eligibility calculator.
How long can I repay if I retire at 58 or 60?
LIC HFL allows up to 30 years for salaried borrowers, subject to your age and repaying capacity, so the term usually ends around retirement. If you are in your 40s or 50s, you have three ways to get a longer term or a bigger loan:
- Add a younger co-applicant, such as your spouse or an earning son or daughter, whose income is added to yours.
- Home loan for pensioners: if you will draw a pension under a Defined Benefit Pension Scheme (government, PSU, PSU insurer or nationalised-bank employees), repayment can run up to age 80 or 30 years, whichever is earlier. See LIC HFL home loan for pensioners.
- Griha Suvidha: for applicants nearing retirement who want an extended term. See Griha Suvidha home loan.
What documents do government employees need?
- KYC: PAN, Aadhaar, address proof and photographs
- Last 3 months’ salary slips
- Form 16 or 2 years’ ITRs
- Last 6 months’ bank statements showing salary credits
- Property documents for the home you are buying

Frequently asked questions
Do government employees get a special LIC HFL home loan rate?
LIC HFL’s published rates for salaried borrowers depend on CIBIL score and loan amount, and are the same for government and private employees. Approved projects sometimes come with special offers; ask us for current ones.
Can my spouse be a co-applicant?
Yes. Adding an earning spouse increases the income LIC HFL considers, and so the loan you can get.
Can I prepay with arrears, a bonus or GPF money?
Yes. LIC HFL publishes no pre-payment charges on its home loans. Use the prepayment calculator to see how much interest you save.
I will retire in 10 years. Should I take a shorter loan?
Compare the EMI on a shorter term with what you can comfortably pay, and look at the pensioners’ scheme if you will draw a defined-benefit pension. We can show you both options side by side.
