What property documents are required for a home loan?
This is where most delays happen. The papers depend on what you are buying:
| What you are buying | Property documents usually needed |
|---|---|
| Flat in an LIC HFL approved (APF) project | Allotment letter or agreement of sale, builder’s payment receipts and demand letter. The project’s own papers are already with LIC HFL — see our approved projects list. |
| Under-construction flat in another project | Agreement of sale, the builder’s title documents and approved building plan, RERA registration, the builder’s NOC and payment receipts. |
| Resale flat or house | Sale agreement, the seller’s sale deed and the full chain of earlier deeds (usually 13–30 years), encumbrance certificate, approved plan, latest property tax receipt and society NOC where applicable. |
| Plot | Sale agreement, title deeds and link documents, approved layout plan showing your plot, encumbrance certificate and LRS papers where applicable. Read: HMDA vs DTCP plots and LRS and home loans. |
| Building on your own plot | Title documents of the plot, approved building permission and plan, and a cost estimate from an engineer or architect. |
| Balance transfer | Loan account statement and sanction letter from your current lender, and a list of the original documents they hold. |
For the Telangana-specific papers — encumbrance certificates, building permissions and occupancy certificates — see property documents for a home loan in Telangana.
What extra documents do NRIs need?
- Passport with a valid visa, work permit or residence permit.
- Overseas employment contract and recent salary slips.
- Overseas bank statements and NRE/NRO account statements.
- A power of attorney if a family member in Hyderabad will sign on your behalf.
More on the NRI home loan page.
How do you avoid delays with your documents?
- Check the property papers before you pay an advance — legal problems are much harder to fix later.
- Make sure your name, date of birth and address match across PAN, Aadhaar and bank records.
- Add co-applicants’ KYC and income documents at the start, not halfway through.
- Send us clear copies first — we check them before they go to LIC HFL, so there are fewer queries.

Frequently asked questions
How many months of bank statements are required for a home loan?
Usually 6 months for salaried applicants and 12 months for self-employed applicants, covering every account where income is credited.
Do salaried applicants need ITRs for a home loan?
Form 16 or the last 2 years’ ITRs, plus 3 months’ salary slips, are generally enough. LIC HFL may ask for ITRs if you have other income, such as rent, that you want counted.
Does LIC HFL keep my original property documents?
Yes. The original title documents are deposited with LIC HFL as security for the loan — this is called a memorandum of deposit of title deeds (MODT) — and are returned when the loan is fully repaid.
Can I get a home loan without income tax returns?
If you are a small business owner without ITRs, LIC HFL’s Griha Sugam scheme may suit you: it looks at a 3-year business vintage and bank statements instead.
Which documents does a co-applicant need?
The same KYC documents, and income documents if their income is to be counted towards the loan. A co-owner of the property is normally a co-applicant too.
