Quick answer: Buyers look for LIC HFL approved (APF) projects because LIC HFL has already checked the builder’s land title, building permission, sanctioned plan, RERA registration and track record before approving the project. Your loan then depends only on your own eligibility, so it is usually faster, often with fee benefits. Approval is a lender’s check, not a promise of on-time completion, so still follow the project on Telangana RERA.

What does LIC HFL approval (APF) mean?
APF stands for Approved Project Finance. LIC HFL studies a builder’s project once, before buyers apply, and approves it for home loans. Every buyer in that project then skips the project-level legal and technical check that would otherwise be done on their own file. Full explanation: APF full form in home loans.
What LIC HFL checks before approving a project
| Check | What it covers |
|---|---|
| Land title | The builder’s ownership of the land and the full title chain |
| Approvals | Building permission and sanctioned plans from GHMC, HMDA or the local body |
| RERA | Telangana RERA registration of the project |
| Builder and project | The builder’s track record and the project’s technical details |
Why buyers trust LIC HFL approved projects
- An independent check. LIC HFL’s own lawyers and engineers look at the project, not the builder’s sales team.
- A lender with a long record. LIC Housing Finance was set up in 1989 and is promoted by Life Insurance Corporation of India.
- Faster loans. With the project side cleared, your file depends only on your income, CIBIL score and documents.
- Fee benefits. LIC HFL approved projects usually come with a processing-fee discount, no legal and technical fee and documentation discounts; we confirm the current offer for your project.
- Fewer surprises at registration. Title and approval problems are found before the project is approved, not after you have paid.
Time saved. In our experience, when the project is already approved, the legal and technical clearance stage of your file can be up to about 75% shorter, because the builder’s documents have already been vetted. This is our own estimate from files we handle, not an LIC HFL commitment. Every file is different.
What approval does not guarantee
- Your loan. Your own eligibility is still assessed; see home loan eligibility by salary.
- On-time completion or quality. Follow the quarterly progress on Telangana RERA and visit the site.
- Your specific flat. Check that your flat is not in the portion the builder has mortgaged to GHMC or HMDA; see HMDA and GHMC mortgage flats.
How to check if a project is LIC HFL approved
- See our list of LIC HFL approved projects in Hyderabad.
- WhatsApp us the project name; we confirm the current status with LIC HFL, because approvals change over time.
- Ask the builder to show you the approval in person. We do not publish approval letters or project codes.
Project not approved? You can still get a loan
LIC HFL can appraise your individual flat instead. It takes longer, because the legal and technical check on the builder’s documents is done for your file alone. RERA registration and a valid building permission are still a must; never pay for a pre-launch flat.
For builders
Approval helps your buyers get loans faster and makes sales easier. We help developers through LIC HFL’s approval: see APF approval in Hyderabad.

Frequently asked questions
What is an APF number?
It is the lender’s internal reference for an approved project. Ask us and we confirm a project’s approval with LIC HFL; we do not publish these codes.
Is APF approval the same as RERA registration?
No. RERA registration is a legal requirement for the project; APF approval is a lender’s decision to fund homes in it. An approved project should have both.
Can I take a loan from another lender in an LIC HFL approved project?
Usually yes, but that lender will check the project itself unless it has approved it too.
Is APF approval needed for a resale flat?
No. A resale flat is checked on its own papers; see home loan for a resale flat.
