Buying a Home Under ₹50 Lakh in Hyderabad: Down Payment, EMI, GST and Subsidy

Updated · 4 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: For a ₹40 lakh ready flat in Hyderabad, plan for about ₹11.2 lakh upfront (₹8 lakh down payment plus about 7.6% in registration charges and mutation) and an LIC HFL EMI of ₹21,613 over 30 years at 7.15%. Below a ₹30 lakh loan, LIC HFL funds up to 90%, so a ₹30 lakh flat needs only ₹3 lakh down. Under-construction homes up to ₹45 lakh with up to 60 sq m carpet pay just 1% GST.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002. LIC HFL terms checked on lichousing.com on 9 October 2026; Telangana charges from the Registration & Stamps Department orders.

How much do you pay upfront and each month?

*Includes about 0.6% of the loan for mortgage registration. Excludes processing fee and builder charges (maintenance deposit, parking, corpus fund). Check your own figures with the EMI calculator and down payment calculator.

Why does the down payment jump above ₹33 lakh?

LIC HFL (like all lenders, under RBI rules) funds up to 90% for loans up to ₹30 lakh, but 80% for loans of ₹30–75 lakh. So the 90% band covers flats up to about ₹33 lakh. A ₹30 lakh flat needs ₹3 lakh down; a ₹40 lakh flat needs ₹8 lakh.

How much GST applies to an affordable flat?

  • 1% GST on under-construction homes that are “affordable”: carpet area up to 60 sq m in metro cities such as Hyderabad and a price up to ₹45 lakh.
  • 5% GST on other under-construction homes.
  • No GST on ready flats with an occupancy certificate, or on resale flats.

On a ₹45 lakh under-construction flat that qualifies, that is ₹45,000 instead of ₹2.25 lakh. More on this in under-construction vs ready-to-move.

What income do you need?

As a rough guide, lenders like total EMIs to stay within about half of your take-home income; LIC HFL decides the exact limit on your profile. On that basis, a ₹32 lakh loan over 30 years (₹21,613 EMI) suits a take-home of roughly ₹43,000 a month or more, if you have no other EMIs. Adding an earning spouse as co-applicant raises eligibility. See home loan eligibility by salary or try the eligibility calculator.

Can you get a government subsidy?

Under PMAY-Urban 2.0, first-time buyers with household income up to ₹9 lakh a year can get an interest subsidy of up to ₹1.8 lakh, for homes up to ₹35 lakh with a loan up to ₹25 lakh and carpet area up to 120 sq m, for loans sanctioned from 1 September 2024. Ask us whether your loan and property qualify before you apply.

Which LIC HFL schemes suit a smaller budget?

  • Griha Prakash: LIC HFL’s standard loan for buying a new house or flat
  • Griha Sugam: for self-employed buyers without regular ITRs
  • Griha Suvidha: for salaried buyers who get part of their salary in cash, or who need a longer term
  • APF-approved projects: a special processing-fee discount and no legal and technical fee

Frequently asked questions

Is TDS deducted on a flat under ₹50 lakh?

No. The 1% TDS applies when the price is ₹50 lakh or more.

Can the down payment come from my PF?

Many buyers use EPF withdrawal rules for a house purchase; check your eligibility with EPFO. The down payment must be paid before LIC HFL releases its share.

Is a 30-year loan a good idea?

It lowers the EMI; prepay when you can to cut interest. LIC HFL charges nothing for prepaying a floating-rate home loan. Try the prepayment calculator.

What other costs should I plan for?

Builder charges such as maintenance deposit and parking, interiors and moving. See the hidden costs of buying a flat.
