LIC HFL Top-Up Loan vs Home Extension Loan: Which Do You Need?

· 4 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: “Home loan extension” can mean three things. To get extra money on an existing LIC HFL home loan, take a top-up loan. To add a floor or rooms to your house, take a home extension loan. To repair or upgrade your home, take a renovation loan. To change the term of your current loan, ask LIC HFL directly.

Loan with another bank? LIC HFL’s Homecoming offer moves it to LIC HFL with no processing fee until 31 December 2026, plus a top-up at 0.50% above your home loan rate.

What is an LIC HFL top-up loan?

A top-up is extra money on top of your existing home loan, secured by the same house. LIC HFL offers it to:

  • Existing LIC HFL home loan customers whose loan has run for some time without any default
  • New customers who transfer their home loan from another bank or HFC to LIC HFL

LIC HFL decides the amount when you apply, based on your repaying capacity, the property’s value (LTV) and the loan still outstanding. Its top-up page lists floating rates of 9.70% (CIBIL 750+), 10.30% (700–749) and 11.55% (600–699); ask us to confirm the current rate before you apply.

Example: a ₹5 lakh top-up over 10 years at 9.70% costs about ₹6,525 a month.

What is a home extension loan?

A home extension loan pays for new built-up area, such as an extra floor or rooms, on a house you already own. It is priced like a home loan, so it usually costs less than a top-up.

  • Up to 90% funding for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh, as for LIC HFL home loans
  • Repayment up to 30 years for salaried and 25 years for self-employed applicants, subject to age
  • You need the approved plan for the extension, an engineer’s or architect’s cost estimate, and the ownership documents of the house

For repairs and upgrades without adding area, see the home renovation loan. To build a new house on a plot you own, see the home construction loan.

Can I extend the term of my existing LIC HFL home loan?

Changes to an existing loan, such as its term or EMI, are handled by LIC HFL itself. Contact LIC HFL on 1800 209 1989, at customersupport@lichousing.com or through the customer portal on lichousing.com. Whether a longer term is possible depends on your age and LIC HFL’s policy.

Is a top-up cheaper than a personal loan?

Usually, yes. A top-up is secured by your house and can run for longer, while a personal loan is unsecured and normally carries a higher rate. If your home loan is with another lender at a higher rate, a balance transfer to LIC HFL with a top-up can cut the rate on your existing loan and give you extra funds at the same time. Frequently asked questions

My home loan is with another bank. Can I get an LIC HFL top-up?

Yes, by transferring your home loan to LIC HFL. The top-up is then given along with the transfer.

What documents do I need for a top-up?

KYC, recent income proof and bank statements. If you are moving your loan to LIC HFL, also your current loan statement and the list of property documents your lender holds.

Is there a tax benefit on a top-up loan?

It depends on how you use the money. Read tax benefits on home loans and check with your tax adviser.

Which is better for adding a floor: top-up or extension loan?

Usually the extension loan, because it is priced at home-loan rates. A top-up suits needs that are not about building, such as education or business.
