Top-Up Loan vs Personal Loan for Interiors or Education: Which Costs Less?

· 4 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: If you already have a home loan, a top-up usually costs less than a personal loan and can run for longer. LIC HFL’s top-up starts at 9.70% (CIBIL 750+), and its Homecoming top-up with a loan transfer is 0.50% above the home loan rate. Bank personal loans start near 10%; SBI’s average in April–June 2026 was 11.54%.

What does each cost on ₹5 lakh?

EMI and total interest over 5 years (our calculation):

Loan and rateEMITotal interest
Homecoming top-up at 7.65%₹10,055₹1.03 lakh
LIC HFL top-up at 9.70%₹10,550₹1.33 lakh
Personal loan at 10.00% (best case)₹10,624₹1.37 lakh
Personal loan at 11.54% (SBI’s average)₹11,006₹1.60 lakh
Personal loan at 15.00%₹11,895₹2.14 lakh

At the very best personal-loan rate, the gap with a top-up is small. Most borrowers do not get the best rate, and that is where a top-up saves real money. A top-up can also run longer: ₹5 lakh over 10 years at 9.70% costs about ₹6,525 a month.

Funding home interiors?

Split the work in two. For work on the home itself, ask about LIC HFL’s home renovation loan, which LIC HFL describes as a loan for renovation or improvement of your home and prices like a home loan, from 7.15% (CIBIL 825+). For furniture and appliances, a top-up or a personal loan is the usual route.

Paying for education?

Education is one of the purposes LIC HFL lists for the Homecoming top-up. Before you choose, also compare an education loan in your child’s name, because it carries its own terms and tax rules. Ask your tax adviser which works better for you.

When is a personal loan the better choice?

  • You need a small amount and will repay it within a year or two.
  • You need the money within days, without a property check.
  • You don’t have a home loan, or your property papers are not ready.
  • You don’t want to add to the loan on your house.

How do you get a top-up from LIC HFL?

  • Existing LIC HFL customers: you need a default-free repayment record on your home loan. LIC HFL fixes the amount when you apply, based on your repaying capacity, the property’s value and the loan outstanding.
  • Home loan with another lender: move it to LIC HFL and take the top-up with the transfer. Under Homecoming you need CIBIL 725+ and 18 months of default-free repayment. Read how to transfer your home loan to LIC HFL and the Homecoming offer.
  • Documents: KYC, recent income proof and bank statements; for a transfer, also your current loan statement and the list of documents your lender holds.

Frequently asked questions

Does a top-up raise my EMI?

Yes. You pay an EMI on the top-up in addition to your home loan EMI. Check both together in the EMI calculator.

Is the top-up rate fixed?

No. LIC HFL lists its top-up rates as floating, so they move with its benchmark rate.

Can I use a top-up for my business?

Business is one of the purposes LIC HFL lists for the Homecoming top-up. For other top-ups, ask us before you apply.

Is there a tax benefit on a top-up?

It depends on how you use the money. See home loan tax benefits for 2026 and ask your tax adviser.

Top-up or home extension loan for adding a floor?

Usually the extension loan, because it is priced like a home loan. See top-up vs home extension loan.
