Quick answer: Women can take an LIC HFL home loan on the same terms as any borrower: rates from 7.15% (salaried, CIBIL 825+), up to 90% funding and up to 30 years. LIC HFL says women can get special interest concessions, but its published rate card has no separate women’s rate. Telangana gives no stamp duty concession to women.

By Vijay Arjun V (B.Pharm, PGDM): authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Facts checked on lichousing.com on 17 October 2026.

Is there a lower LIC HFL home loan rate for women?

LIC HFL’s About Us page says “women borrowers can get special concessions in interest rates.” Its published home loan rate card (17 October 2026) lists rates by CIBIL score and loan slab only, with no separate column for women. So ask us what applies to your loan before sanction, and judge the offer on the rate in your sanction letter.

Does Telangana give women a stamp duty discount?

No. Telangana’s stamp duty table (G.O.Ms.No.59, 2021) sets rates by type of document, such as 5.5% for a sale, with no separate rate for women. With transfer duty and the registration fee, plan on about 7.5% of the value whoever buys.

What are the real advantages of a home in your name?

  • Ownership: the property is legally yours, or jointly yours if you are a co-owner.
  • A bigger loan with a co-applicant: adding your spouse’s income raises the amount you qualify for. See joint home loan with spouse.
  • Tax: under the old tax regime, each co-owner who is also a co-borrower and pays the EMI can claim the home loan deductions. See home loan tax benefits for 2026.
  • A credit history of your own: regular EMIs build your CIBIL score for future loans.

Who can apply?

  • Salaried women, with salary slips, Form 16 and bank statements.
  • Self-employed women and professionals, with 3 years’ income tax returns and financials. For business owners without ITRs, see Griha Sugam.
  • Pensioners, under LIC HFL’s pensioner scheme: home loan for pensioners.
  • A homemaker can be a co-owner and co-applicant with an earning spouse; the loan is assessed on the earning applicant’s income.

Loan amount: up to 90% of the value for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above that. Term: up to 30 years for salaried and 20 years for self-employed borrowers, subject to age.

Which documents do you need?

  • KYC: PAN, Aadhaar and proof of residence
  • Income: salary slips and Form 16, or ITRs with financials; bank statements for 6–12 months
  • Property: the sale agreement or allotment letter and title documents

Frequently asked questions

Can a woman take a home loan alone?

Yes, on her own income, like any applicant. A co-applicant is optional; it helps when you want a bigger loan.

Can I add my husband as a co-applicant if the house is in my name?

Yes. A co-applicant’s income helps your eligibility. For tax deductions, a person generally needs to be both a co-owner and a co-borrower; ask your tax adviser.

Does a woman co-applicant reduce the rate?

LIC HFL’s published card prices loans by CIBIL score; in a joint loan, the highest CIBIL score among the applicants is considered. Ask us whether any concession applies to your loan.

How much can I borrow on my salary?
