Home Loan Hidden Charges: Insurance, Savings Accounts, MOTD and What LIC HFL Asks For

· 5 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: Beyond the interest rate, a home loan can come with add-ons: loan-linked insurance that may end when you move the loan, a savings account or credit card you are asked to open, and mortgage registration (MOTD) charges paid again at every switch. LIC HFL is a housing finance company with no savings accounts or credit cards to sell, publishes its rates by CIBIL score and charges nothing to prepay a floating-rate loan.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Facts checked on 29 October 2026.

The charges to compare, not just the rate

ChargeWhat to ask the lender
Processing feeHow much, plus GST; any offer running now?
Legal and technical feesCharged separately, or waived for an approved project?
Mortgage (MOTD) chargesWill you register an MOTD or a mortgage deed? In Telangana an MOTD costs up to ₹60,000
InsuranceIs it optional? Who is the policyholder? Is the premium added to my loan? What happens if I move the loan?
Accounts and cardsDo I have to open a savings account or take a credit card? (From 2027 the answer must be no.)
Prepayment and foreclosureAny charge? (None on floating-rate loans to individuals.)

Ask for the Key Fact Statement (KFS). RBI requires lenders to give one for every retail loan, listing the annual percentage rate and all fees and charges, before you sign.

Loan-linked insurance: what happens when you move the loan

Many lenders offer, and some push, a home loan protection policy whose single premium is added to your loan. Often it is a group policy where the lender is the master policyholder. If you later transfer the loan to another lender, that cover usually ends or has to be surrendered, and any refund depends on the policy’s terms. A term insurance policy in your own name is different: it stays with you whatever happens to the loan, and can be assigned to the new lender.

Savings accounts and credit cards

A home loan does not need a savings account or a credit card with the lender. EMIs are collected by an auto-debit (NACH) mandate from any bank account you choose. RBI’s new rules on selling financial products, issued on 15 June 2026 and effective from 1 January 2027, prohibit making a loan conditional on buying another product (“compulsory bundling”), require your explicit consent before anything is added to your loan, and require a full refund where mis-selling is established. They apply to banks, NBFCs and housing finance companies.

MOTD charges, again at every switch

Where a lender registers a mortgage (MOTD) at the sub-registrar office, you pay Telangana’s 0.5% stamp duty and 0.1% registration fee, up to ₹60,000 in all. Move the loan, and the old mortgage is released and the new lender creates its own, so you pay again. On a ₹50 lakh loan that is about ₹30,000 each time. See MOTD vs simple mortgage.

What we see in practice

  • Many banks insist on add-ons. In our experience most banks push a salary or savings account, a credit card or loan-linked insurance along with the loan. Ask for each one in writing and ask whether it is a condition of sanction.
  • Insurance may not move with your loan. If it is a single-premium policy tied to that lender, it may not be valid when you do a balance transfer or takeover to another lender.
  • With LIC HFL: in our experience no new savings account or credit card is needed, and insurance is optional.
  • RBI is tightening this. From 1 January 2027 lenders must not bundle products without your explicit consent.

How LIC HFL keeps it simple

  • No accounts or cards to sell. LIC HFL is a housing finance company: it does not run savings accounts or issue credit cards. Your EMI is debited from your existing bank account.
  • Published rates. LIC HFL publishes its home loan rates by CIBIL score and loan size on lichousing.com; see LIC HFL rates by CIBIL score.
  • No prepayment penalty. LIC HFL’s home loan page lists prepayment “with zero penalties”, and RBI rules bar foreclosure charges on floating-rate loans to individuals; see LIC HFL foreclosure.
  • Fee offers you can check. The Homecoming balance transfer offer has a nil processing fee (technical fee only) till 31 December 2026, and LIC HFL approved projects usually carry fee benefits.
  • Everything in the sanction letter. Ask us to walk you through it before you sign.

Our direct-customer fee offer

Elite Financial Services may reimburse part of your processing fee as a promotional or referral offer. It is for customers who contact us directly for a loan, not through a builder or another intermediary. Eligibility and the amount depend on the file, so please confirm the terms with us in writing before you apply. This is Elite’s own offer. It is not an LIC HFL fee waiver, and LIC HFL’s fees stay as shown in your sanction letter.

Frequently asked questions

Is home loan insurance compulsory?

No law requires it. Cover is sensible so your family isn’t left with the loan, but you can choose the policy. From 1 January 2027, lenders cannot make a loan conditional on buying their insurance.

Do I lose my home loan insurance if I transfer the loan?

A group policy linked to the old loan usually ends or has to be surrendered; check its refund terms. A term policy in your own name continues.

Does LIC HFL ask me to open a savings account?

No. LIC HFL is a housing finance company and doesn’t offer savings accounts; you pay EMIs from your own bank account.

Does LIC HFL charge for prepayment?

No, on floating-rate home loans to individuals.

What is a Key Fact Statement?

A short standard document every lender must give before you sign a retail loan, with the annual percentage rate and all fees and charges.
