Flats for ₹60–80 Lakh in Hyderabad: Down Payment, EMI and Salary Needed (2026)

· 5 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: For a ₹60–80 lakh flat in Hyderabad, LIC HFL can lend up to 80% of the price: ₹48–64 lakh. You pay the other 20%, plus 7.5% for stamp duty and registration, and 5% GST if the flat is under construction. That is about ₹16.5–22 lakh upfront for a ready flat. At 7.40% over 30 years the EMI is about ₹33,200–₹44,300 a month.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Rates checked against LIC HFL’s rate card on lichousing.com on 29 October 2026.

How much home loan can you get on a ₹60–80 lakh flat?

Up to 80% of the price. RBI caps the loan at 80% of the property cost for loans between ₹30 lakh and ₹75 lakh, and at 75% above ₹75 lakh. Every flat in this budget needs a loan of ₹48–64 lakh at 80%, so the 80% limit applies. Stamp duty and registration are not part of the property cost, so the loan does not cover them.

Stamp duty, transfer duty and registration in Telangana add up to 7.5% (5.5% + 1.5% + 0.5%) of the market value or the sale price, whichever is higher; see stamp duty and registration charges in Telangana. GST of 5% applies only to an under-construction flat; a ready flat with an occupancy certificate, or a resale flat, has no GST. Also budget for car parking, the maintenance deposit and the corpus fund if the builder charges them separately.

What will the EMI be?

At LIC HFL’s starting rate of 7.40% (salaried, CIBIL 825 or more), the EMI on an 80% loan is:

Flat priceLoan (80%)EMI, 20 yearsEMI, 25 yearsEMI, 30 years
₹60 lakh₹48 lakh₹38,376₹35,160₹33,234
₹65 lakh₹52 lakh₹41,573₹38,090₹36,004
₹70 lakh₹56 lakh₹44,771₹41,020₹38,773
₹75 lakh₹60 lakh₹47,969₹43,950₹41,543
₹80 lakh₹64 lakh₹51,167₹46,880₹44,312

A lower CIBIL score means a higher rate: 7.60% at 800–824 and 7.75% at 775–799, for example. See the full LIC HFL rate card by CIBIL score, or try your own numbers in the EMI calculator.

What take-home salary do you need?

As a rough guide, lenders like your total EMIs to stay within about half to 60% of your take-home pay; LIC HFL decides on your full profile. With no other EMIs, the monthly take-home you need is about:

Flat priceLoan (80%)Take-home needed, 20 yearsTake-home needed, 30 years
₹60 lakh₹48 lakh₹64,000–₹77,000₹55,000–₹66,000
₹65 lakh₹52 lakh₹69,000–₹83,000₹60,000–₹72,000
₹70 lakh₹56 lakh₹75,000–₹90,000₹65,000–₹78,000
₹75 lakh₹60 lakh₹80,000–₹96,000₹69,000–₹83,000
₹80 lakh₹64 lakh₹85,000–₹1,02,000₹74,000–₹89,000

Short of the income? Adding your spouse as a co-applicant adds their income to the eligibility; see joint home loan with your spouse. Existing EMIs (car, personal loan) reduce what you can borrow. Check your own figure in the eligibility calculator.

Ready-to-move or under-construction?

  • Ready-to-move with OC: no GST, and your full EMI starts soon after disbursement. Ask for the occupancy certificate; see is an OC mandatory for a home loan.
  • Under construction: 5% GST on top of the price, and the loan is released in stages as construction progresses. Until the last stage you usually pay interest only (pre-EMI) on the amount released, alongside your rent. See home loan for an under-construction flat.

Where to look in this budget

Start with LIC HFL approved projects: LIC HFL has already checked the builder’s title and approvals, so the loan usually moves faster, with a special processing fee discount and no legal and technical fee. For prices per square foot by area, see our guide to 2 BHK and 3 BHK flats in Hyderabad.

Checklist before you pay the booking amount

  1. Check the project’s Telangana RERA registration; see how to check a project on RERA.
  2. Ask whether LIC HFL has approved the project; we can confirm it for you.
  3. Get the full cost sheet in writing: price, GST, car parking, maintenance deposit, corpus fund and any “extras”.
  4. Work out your cash: down payment plus 7.5% registration (plus GST if under construction); see how to arrange your down payment.
  5. Get your eligibility checked before booking, so the loan amount is not a surprise after you pay the advance.

Frequently asked questions

How much down payment is needed for a ₹70 lakh flat in Hyderabad?

₹14 lakh (20%), plus about ₹5.25 lakh for stamp duty and registration (7.5%). If the flat is under construction, add ₹3.5 lakh GST (5%). The home loan covers the remaining ₹56 lakh.

What salary do I need to buy a ₹70 lakh flat?

With a ₹56 lakh loan at 7.40% over 30 years, the EMI is about ₹38,800. With no other EMIs, a take-home of roughly ₹65,000–₹78,000 a month is a fair guide. LIC HFL assesses your full profile, and a co-applicant’s income can help.

Can the home loan cover stamp duty and registration?

No. Under RBI rules, stamp duty, registration and documentation charges are not counted in the property cost for a flat in this price range, so you pay them yourself.

Should I take a 20-year or a 30-year loan?

A 30-year loan has a lower EMI but costs more interest overall. Many buyers take the longer tenure for a comfortable EMI and prepay when they can: LIC HFL charges no prepayment penalty on floating-rate home loans to individuals.

Do LIC HFL approved projects get any benefit?

Yes. Home loans in LIC HFL approved projects get a special processing fee discount and no legal and technical fee, and the loan usually moves faster because the project checks are already done.
