NRIs Buying Property in Hyderabad: Step-by-Step Guide (POA, Payments, Home Loan)

· 5 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: NRIs and OCI cardholders can buy flats, houses and plots in Hyderabad (but not agricultural land), paying through NRE, NRO or FCNR accounts or inward remittance. You can register in person or through a power of attorney (POA) holder. LIC HFL gives NRI home loans from 7.15% to NRIs and PIOs in employment abroad, with EMIs paid from your NRE or NRO account.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002. LIC HFL NRI home loan terms checked on lichousing.com on 9 October 2026. This guide is general information, not legal or tax advice.

What can an NRI buy in Hyderabad?

Under FEMA rules, NRIs and OCI cardholders can buy residential and commercial property, including flats, villas and residential plots, without RBI approval. Agricultural land, plantations and farmhouses are not allowed except by inheritance or special permission.

How do NRIs pay for property?

  • From your NRE, NRO or FCNR account in India, or by money remitted from abroad through banking channels
  • Not in foreign currency cash or traveller’s cheques
  • Home loan EMIs from your NRE or NRO account, or from rent received in India
  • Keep every payment through banks: it makes the title clean and helps when you later sell and repatriate the money

Step by step: buying from abroad

  1. Fix your budget and loan. Get an LIC HFL eligibility check on your overseas income before you shortlist.
  2. Shortlist and verify. Check RERA registration (see how to check a project on Telangana RERA), approvals and title. LIC HFL APF-approved projects save time and fees.
  3. Book and sign the agreement. You can sign from abroad, or through your POA holder.
  4. Apply for the loan. Send your documents (list below); the POA holder can handle local paperwork.
  5. Register the sale deed. At the Sub-Registrar’s office, in person on a visit or through your POA holder. Pay about 7.5% in stamp duty, transfer duty and registration, plus a 0.1% mutation fee in GHMC areas.
  6. Disbursement and EMIs. LIC HFL releases the loan to the seller or builder; EMIs start from your NRE or NRO account.

How does a power of attorney work for NRIs?

  • Give a specific POA for this purchase and loan to a trusted family member in Hyderabad, naming the property.
  • Sign it before a notary and get it apostilled (Hague Convention countries) or attested at the Indian embassy or consulate (for example in the UAE, Qatar or Kuwait).
  • Once it reaches India, get it stamped (adjudicated) within three months of arrival; a late or unstamped POA can be rejected.
  • A POA used to buy or mortgage property usually needs to be registered. Confirm the current requirement with the Sub-Registrar or your lawyer before relying on it.

Tax points to know

  • Buying from a resident seller at ₹50 lakh or more: you deduct 1% TDS and file Form 26QB.
  • Buying from an NRI seller: TDS is much higher than 1% and you need a TAN; plan this with a chartered accountant before paying.
  • Rent from the property is taxable in India; home loan interest may reduce it. Check with your tax adviser.
