What does a 2 BHK in Kondapur cost to rent and to buy?
ANAROCK’s Hyderabad Q1 2026 market report gives an average quoted rate of ₹9,700 per sq ft in Kondapur and 2 BHK rents of ₹28,700–34,000 a month. For a 1,200 sq ft flat (our calculation):
| Rent | Buy (ready flat) | |
|---|---|---|
| Price | — | about ₹1.16 crore |
| Paid upfront | Deposit only | about ₹37.8 lakh: ₹29.1 lakh down payment + about ₹8.7 lakh stamp duty and registration (7.5%) |
| Monthly outgo | ₹28,700–34,000 rent | ₹58,963 EMI on ₹87.3 lakh over 30 years at 7.15% (₹68,472 over 20 years) |
| Other yearly costs | — | Maintenance, about ₹43,000 a year at ₹3 per sq ft a month (our assumption) |
LIC HFL funds up to 75% of the value for loans above ₹75 lakh, so the down payment here is 25%. The price excludes parking, amenities and GST.
Is buying cheaper than renting in Kondapur?
Not in the early years. In the first year of the loan, about ₹6.2 lakh of the EMIs is interest and only about ₹86,000 repays the principal. Add the return you give up on the ₹37.8 lakh paid upfront (about ₹2.6 lakh a year at 7%, our assumption) and maintenance, and owning costs about ₹9.3 lakh in year one against about ₹3.8 lakh of rent.
The reason is the yield: a year’s rent is only about 3.2% of the flat’s price in Kondapur (our calculation from ANAROCK’s figures). Buying catches up through three things: rents rising over time, the loan shrinking as you repay it, and any rise in the flat’s value. We don’t forecast prices.
Paying ₹40,000 rent? What would the EMI be?
₹40,000 is above ANAROCK’s 2 BHK range for Kondapur and inside the ₹32,000–43,000 range for Gachibowli. A 1,200 sq ft flat in Gachibowli at ₹10,000 per sq ft costs about ₹1.2 crore; with a ₹90 lakh loan, the EMI is about ₹60,787 over 30 years at 7.15%. That is about 1.5 times the rent, before the down payment.
How does Kondapur compare with other areas?
| Area (Q1 2026) | Average rate per sq ft | 2 BHK rent a month | Gross rent yield* |
|---|---|---|---|
| Gachibowli | ₹10,000 | ₹32,000–43,000 | 3.8% |
| Kondapur | ₹9,700 | ₹28,700–34,000 | 3.2% |
| Miyapur | ₹7,320 | ₹21,000–28,000 | 3.4% |
| LB Nagar | ₹7,440 | ₹14,200–18,000 | 2.2% |
Source: ANAROCK, Q1 2026. *Our calculation: a year’s rent at the middle of the range ÷ the price of a 1,200 sq ft flat. Where yields are low, renting is relatively cheap; where they are higher, the EMI gap narrows.
When does buying make sense?
- You expect to stay 10 years or more, in the same area.
- The EMI stays within about half of your take-home pay, with your other EMIs. See home loan eligibility by salary.
- You can pay the down payment and charges without emptying your emergency fund.
- You want the security of your own home and the freedom to change it.
When renting is the better choice
- You may move city or job within a few years.
- Your income is uncertain, or your emergency fund would go into the down payment.
- You are still choosing an area: renting there first is a cheap way to find out.

Can a home loan narrow the gap?
- A lower rate helps most: LIC HFL’s rate starts at 7.15% for salaried borrowers with CIBIL 825+ (17 October 2026). Check the rate for your CIBIL score.
- A joint loan with your spouse can raise the loan you qualify for: joint home loan with spouse.
- If you file under the old tax regime, home loan deductions also narrow the gap: see home loan tax benefits for 2026.

Frequently asked questions
Is it better to rent or buy in Hyderabad in 2026?
It depends on how long you will stay and the area. In Kondapur and Gachibowli, a year’s rent is about 3–4% of the flat’s price, so buying costs more each month at first. Over a long stay, rising rents and a shrinking loan close the gap.
How much salary do I need to buy a ₹1.16 crore flat?
With an EMI of about ₹58,963, plan on a take-home of roughly ₹1.2 lakh a month or more if you have no other EMIs, so the EMI stays near half your income. A co-applicant’s income counts too.
Should I keep renting and invest the down payment?
That works only if you actually invest the difference every month and stay disciplined. Compare both paths in the rent vs buy calculator with your own return assumption.
