Quick answer: LIC HFL suits borrowers with a CIBIL score of 750+ (rates from 7.40% at 825+) who want a low flat processing fee (₹3,000 to ₹15,000 + GST up to ₹5 crore) and no prepayment charge on a floating-rate loan. It suits you less with a low score, where rates reach 9.15%+, or if you want to pay by card.

What is LIC HFL?
LIC Housing Finance Ltd (LIC HFL) is a housing finance company promoted by Life Insurance Corporation of India and regulated by the RBI. It is not a bank, so you don’t need a savings account with it. On its home loan page LIC HFL says it has served more than 30 lakh families, with a loan book above ₹3.05 lakh crore and over 450 operating centres (checked 31 October 2026).
The good: why borrowers choose LIC HFL
| Strength | The fact behind it |
|---|---|
| Competitive rates for good scores | From 7.40% (salaried) and 7.55% (self-employed) for CIBIL 825+, on loans up to ₹5 crore (rate card effective 31 October 2026). SBI’s regular home loans started at 7.50% after its 15 October 2026 revision. |
| Low, flat processing fee | ₹3,000 + GST up to ₹25 lakh, ₹5,000 up to ₹50 lakh, ₹7,500 up to ₹1 crore, ₹15,000 up to ₹5 crore |
| No prepayment penalty | Nil prepayment and foreclosure charges for individuals on a floating rate |
| Long tenure | Up to 30 years for salaried borrowers (up to 20 years for self-employed) |
| Schemes for harder cases | Griha Suvidha for part-cash salaries, Griha Sugam for shop owners without ITRs, pensioner loans, plot loans |
| Approved projects | LIC HFL approved (APF) projects get a processing fee discount and no legal and technical fee |
| Balance transfer offer | Homecoming: no processing fee on loans moved to LIC HFL, as communicated until 31 December 2026 |
The drawbacks: what to weigh before you choose
| Drawback | The fact behind it |
|---|---|
| Your CIBIL score moves the rate a lot | 8.35% at 700–724, 9.15% at 600–699 and 9.95% at 201–599, against 7.40% at 825+ |
| Rates follow the RBI | LIC HFL raised every home loan band by 0.25% from 31 October 2026, after the RBI’s October repo hike; floating-rate borrowers pay more too |
| Payments are bank-account only | LIC HFL’s online payment terms don’t accept credit, debit or international cards, and the service pauses from 11:40 pm to 4:15 am |
| Penal charges on missed EMIs | 1.50% a month on overdue home loan EMIs, plus ₹750 for each bounced NACH or cheque |
| Self-employed tenure is shorter | Up to 20 years, so the EMI on the same loan is higher than for a salaried borrower over 30 years |
| Some files take longer | In our experience, resale flats, self-employed applicants, plots and construction loans take two to four weeks to sanction, against about a week for a salaried buyer in an approved project |
Who LIC HFL suits, and who should compare harder
| LIC HFL usually fits well | Compare other lenders first |
|---|---|
| Salaried or self-employed with a CIBIL score of 750+ | A CIBIL score below 700 |
| Buyers in an LIC HFL approved project | Buyers who want to pay EMIs by card |
| Borrowers moving a costlier loan under Homecoming | Self-employed borrowers who need more than 20 years |
| Plot, plot + construction or pensioner loans | Anyone who needs an instant, fully digital sanction |
