Independent House & Villa Loan in Hyderabad

Buy an independent house or villa, new or resale, with an LIC HFL home loan from 7.40%: funding limits, EMI, salary needed and the checks a house must pass.

Quick answer: Yes. An LIC HFL home loan funds the purchase of an independent house or villa in Hyderabad, new or resale, from 7.40% (salaried, CIBIL 825+) or 7.55% (self-employed). You can borrow up to 90% of the value for loans up to ₹30 lakh, 80% up to ₹75 lakh and 75% above, over up to 30 years. The house needs clear title and a building permission it actually matches.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Rates checked against LIC HFL’s rate card on lichousing.com on 29 October 2026.

Which houses can you buy with an LIC HFL home loan?

LIC HFL’s home loan covers buying a house or flat from a private developer or a housing board, and building or repairing one (lichousing.com). For an independent house or villa, pick the loan by what you are doing:

Buy a villa in a gated project from a builderHome loan. Faster if the project is on the LIC HFL approved projects list
Buy an existing independent house from its ownerHome loan for a resale house; see the resale home loan process

How much loan can you get for a house or villa?

The loan is capped at a share of the property’s value, set by the RBI and applied by LIC HFL: 90% for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh. The rest, plus registration, is your own money. Value means the value LIC HFL’s valuer accepts, so if it comes in below your price, you pay the gap.

House priceMaximum loanDown paymentStamp duty + registration (7.5%)
₹50 lakh₹40 lakh (80%)₹10 lakh₹3.75 lakh
₹80 lakh₹64 lakh (80%)₹16 lakh₹6 lakh
₹1.2 crore₹90 lakh (75%)₹30 lakh₹9 lakh
₹1.5 crore (villa)₹1.125 crore (75%)₹37.5 lakh₹11.25 lakh

Telangana charges 5.5% stamp duty, 1.5% transfer duty and 0.5% registration fee on a sale, 7.5% in all, on the higher of the price and the government market value. If your lender registers a mortgage (MOTD), Telangana charges 0.5% stamp duty and a 0.1% fee on the loan, ₹60,000 at most; see MOTD vs simple mortgage. EMI and salary needed for a house loan

At 7.40% (salaried, CIBIL 825+). “Take-home needed” is the salary at which the 30-year EMI is half your income, with no other EMIs:

LoanEMI over 20 yearsEMI over 30 yearsTake-home needed
₹40 lakh₹31,980₹27,695₹55,000
₹64 lakh₹51,167₹44,312₹89,000
₹90 lakh₹71,954₹62,314₹1.25 L

A villa loan above ₹1 crore costs a little more if your CIBIL score is below 800: 7.85% instead of 7.75% for a score of 775–799, for example. With a score of 825 or more the rate stays 7.40% up to ₹5 crore. On a ₹1.125 crore loan over 30 years, that is an EMI of about ₹77,893 at 7.40% or ₹81,375 at 7.85%. See LIC HFL rates by CIBIL score and check your own figures in the eligibility calculator.

8 checks on an independent house before you pay an advance

A flat in an approved project has been checked once for everyone. An independent house is checked on its own, and these are the points where house loans get stuck:

  1. Title chain. Sale deeds and link documents showing how the land came to the seller, and an encumbrance certificate for the period LIC HFL’s lawyer asks for.
  2. Building permission and approved plan from GHMC, HMDA, the municipality or panchayat. See building permission in Telangana.
  3. Built as per plan. An extra floor or a cut setback is a deviation; see home loans on properties with deviations.
  4. Occupancy certificate where the building needed one; see is an OC mandatory for a home loan.
  5. Layout approval of the land underneath: HMDA or DTCP layout, or LRS regularisation for a plot in an unapproved layout. See loans on LRS plots.
  6. Not on restricted land: lake full tank level (FTL) or buffer zones, government or assigned land. See how to check FTL and buffer zones.
  7. Age and condition. The valuer estimates how long the building will last. An old house can get a lower value or a shorter loan term.
  8. Taxes and bills in the seller’s name: an up-to-date property tax receipt, electricity and water bills, and mutation in municipal records.

Send us the documents before you pay an advance and we will tell you what LIC HFL is likely to ask for.

Villas in gated communities

A villa in a gated project is bought like a flat: an agreement with the builder, payments in stages if it is under construction, and registration of your villa and its land. If LIC HFL has already approved the project, its legal and technical checks are done at project level, so your file moves faster. Under construction, the loan is released stage by stage and you pay interest only on what has been released until the final release; see under-construction vs ready-to-move.

Buying an old independent house: what changes?

  • Value: the land holds its value; the building is valued for its age and condition, so the loan may be smaller than the price suggests.
  • Term: the valuer’s estimate of the building’s remaining life can limit the loan term.
  • Repairs: plan major repairs separately, with your savings or a renovation loan later.
  • Demolish and rebuild: if you plan to rebuild, the house is really a plot purchase followed by a construction loan. Tell us at the start so the loan is structured that way.

Frequently asked questions

Can I get a home loan for a house built without permission?

Usually not. Lenders fund buildings with a valid permission and approved plan. A small deviation may be acceptable; a floor built without permission usually is not. Ask us before you pay an advance.

What is the maximum term for a house loan?

Up to 30 years for salaried and 20 years for self-employed borrowers, subject to your age and repaying capacity. An old building can shorten it.

Does LIC HFL fund a house in a gram panchayat area?

It depends on the layout and building approvals, not just the location. See HMDA, DTCP or gram panchayat layouts.

Is the interest rate higher for an independent house than for a flat?

No. The rate depends on your CIBIL score, loan amount and whether you are salaried or self-employed, not on the type of home.

Can I buy a house and later add a floor?

Yes. The purchase is funded by the home loan; adding a floor later can be funded with a home extension loan once you have the building permission for it.
