Resale Home Loan Process with LIC HFL: Step-by-Step Guide for Hyderabad (2026)

Updated · 5 min read · By Vijay Arjun, LIC HFL DSA since 2002

Quick answer: LIC HFL funds resale flats and houses in Hyderabad at the same rates as new homes (from 7.15% for salaried buyers with CIBIL 825+), up to 90% / 80% / 75% of the value depending on the loan size. There is no GST on a resale flat, but you pay about 7.5% registration charges on the higher of the price and the government market value, and deduct 1% TDS if the price is ₹50 lakh or more. The bigger work is the paperwork: a clean title chain, an encumbrance certificate, society dues cleared and the seller’s own loan closed.

By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002. Updated 9 October 2026; LIC HFL terms checked on lichousing.com.

How does a resale home loan work, step by step?

  1. Agree the price and sign an agreement of sale with a small token advance. Add a clause that the deal depends on loan sanction.
  2. Share the property documents with us before paying more. We check them against LIC HFL’s legal requirements first.
  3. Apply with your KYC, income documents and the property documents.
  4. Valuation and legal check: LIC HFL’s valuer inspects the flat and its advocate checks the title.
  5. Sanction: you get the sanction letter with the amount, rate and term.
  6. Seller’s loan, if any, is closed: part of the payment goes to the seller’s bank, which releases the original documents.
  7. Registration: the sale deed is registered at the sub-registrar office; LIC HFL hands over its cheque or transfer to the seller and keeps the original deed.
  8. EMI starts from the following month.

Which documents does a resale flat need?

DocumentWhy it matters
Seller’s registered sale deed and the earlier link documentsShows an unbroken chain of ownership; LIC HFL’s advocate asks for the chain going back many years
Encumbrance certificate (EC)Shows registered mortgages or sales on the property; download from the Telangana IGRS portal
Approved building plan and building permissionConfirms the building is legal; deviations can reduce or block the loan
Occupancy certificate, where issuedShows the building was completed as approved
Latest property tax receipt and electricity billConfirms the seller’s name on the records and no dues
Society or association NOC and no-dues letterConfirms maintenance dues are paid and the society has no objection
Seller’s loan statement and foreclosure letterNeeded when the seller still has a loan on the flat

How much will LIC HFL lend on a resale flat?

  • Up to 90% for loans up to ₹30 lakh, 80% for ₹30–75 lakh and 75% above ₹75 lakh.
  • The percentage applies to the lower of the sale price and LIC HFL’s valuation. If the valuer puts a ₹60 lakh flat at ₹55 lakh, the loan is worked out on ₹55 lakh and you pay the gap.
  • Older buildings: the valuer also estimates the building’s remaining life, and the loan term is usually kept within it. A 25-year-old building may get a shorter term, which means a higher EMI.
  • Your own eligibility still applies: income, age, existing EMIs and CIBIL. See eligibility by salary.

What does a resale flat cost on top of the price?

Example: a ₹60 lakh resale flat in a GHMC area, with a ₹48 lakh loan.

ItemAmount
Down payment (20%)₹12 lakh
Stamp duty, transfer duty and registration (7.5%)₹4.5 lakh
Mutation fee (0.1%)₹6,000
Mortgage registration (about 0.6% of the loan)about ₹29,000
GSTNil
TDS (1%, deducted from the seller’s payment, not an extra cost)₹60,000 paid to the government
Your own money needed, before society transfer fees and repairsabout ₹16.9 lakh

Registration charges are worked out on the higher of the price and the government market value of the property. EMI on ₹48 lakh at 7.15% over 20 years is about ₹37,650. Try the EMI calculator and see the hidden costs of buying a flat.

What should you check before paying the advance?

  • The seller’s name matches on the sale deed, EC, property tax and electricity bill.
  • No court cases, attachments or second mortgages on the EC.
  • The flat matches the approved plan; no unauthorised floors in the building.
  • The land is not in a lake FTL or buffer zone. See FTL and buffer zones.
  • If the seller has a loan, get the loan statement and confirm the outstanding amount with their lender.
  • Ask the society about pending maintenance, special levies or transfer fees.
  • If the seller is an NRI, TDS is much higher and you need a TAN; take a chartered accountant’s help before paying.

Ready resale or new under-construction?

A resale flat has no GST and no pre-EMI, and you see exactly what you are buying. A new flat may have newer amenities and a longer loan term, but you wait for possession. Compare them in under-construction vs ready-to-move.

Frequently asked questions

Is the interest rate higher for a resale flat?

No. LIC HFL prices home loans on your profile and CIBIL score, not on whether the property is new or resale.

Can I get a loan for an independent house or villa on resale?

Yes, if the house has an approved plan and clear title. Independent houses need closer checks on plan approvals and deviations.

What if the seller’s loan is with another lender?

That is common. LIC HFL pays the amount needed to close it directly to the seller’s lender, collects the original documents, and pays the balance to the seller at registration.

Do I need to pay the full down payment before sanction?

No. Pay a small token with the agreement of sale, then the balance of your share at registration. Avoid paying a large advance until the loan is sanctioned.

Can I buy a resale flat with a joint loan?

Yes. A co-owner spouse can be a co-applicant, which raises eligibility and lets both claim tax benefits. See home loan tax benefits 2026.
