Quick answer: A ₹1 crore home loan at LIC HFL’s 7.40% (salaried, CIBIL 825+) has an EMI of ₹69,238 over 30 years or ₹79,949 over 20 years. With no other EMIs you need a take-home salary of roughly ₹1.15–1.38 lakh a month for 30 years. Lenders fund only 75% above ₹75 lakh, so the home must be worth at least ₹1.33 crore.
By Vijay Arjun V (B.Pharm, PGDM), authorised LIC HFL DSA since 2002 and DME (Direct Marketing Executive) appointed by LIC HFL. Rates checked against LIC HFL’s rate card on lichousing.com on 29 October 2026.
EMI for a ₹1 crore home loan
At 7.40%, LIC HFL’s starting rate for salaried borrowers (our calculation):
| Term | Monthly EMI | Total interest |
|---|---|---|
| 10 years | ₹1,18,181 | ₹40.3 lakh |
| 15 years | ₹92,134 | ₹65.8 lakh |
| 20 years | ₹79,949 | ₹91.9 lakh |
| 25 years | ₹73,250 | ₹1.20 Cr |
| 30 years | ₹69,238 | ₹1.49 Cr |
Over 30 years you pay more interest than the loan itself; over 20 years, about ₹55 lakh less. A middle path is a 30-year loan with yearly prepayments: see home loan prepayment strategies and the EMI calculator.
What salary do you need for a ₹1 crore home loan?
Lenders look at the share of your take-home pay that goes to EMIs, including the new one. Keeping it between 50% and 60% gives these salaries, with no other loans:
| Term | EMI at 7.40% | Take-home salary needed |
|---|---|---|
| 15 years | ₹92,134 | ₹1.54 L – ₹1.84 L |
| 20 years | ₹79,949 | ₹1.33 L – ₹1.60 L |
| 25 years | ₹73,250 | ₹1.22 L – ₹1.46 L |
| 30 years | ₹69,238 | ₹1.15 L – ₹1.38 L |
Existing EMIs count too: each ₹10,000 of EMI you already pay raises the take-home you need by about ₹17,000–20,000. See how existing loans affect eligibility and home loan eligibility by salary.
Can I get a ₹1 crore home loan on a ₹1 lakh salary?
Not on that salary alone, as a rule. ₹1 lakh take-home supports an EMI of about ₹50,000–60,000, which is a loan of about ₹72–87 lakh over 30 years at 7.40%. Add a working spouse as co-applicant: a combined ₹1.5 lakh supports about ₹1.08–1.30 crore. LIC HFL also uses the highest CIBIL score among joint applicants to set the rate. See joint home loan with spouse.
Interest rate on a ₹1 crore home loan
LIC HFL’s rate depends on your CIBIL score and the loan slab. A loan of exactly ₹1 crore sits in the “up to ₹1 crore” slab; above that, rates are 0.10% higher for scores below 800. Salaried rates, checked on lichousing.com on 29 October 2026:
| CIBIL score | Up to ₹1 crore | ₹1–5 crore | EMI on ₹1 crore, 30 years |
|---|---|---|---|
| 825 and above | 7.40% | 7.40% | ₹69,238 |
| 800–824 | 7.60% | 7.60% | ₹70,607 |
| 775–799 | 7.75% | 7.85% | ₹71,641 |
| 750–774 | 7.85% | 7.70% | ₹72,333 |
| 725–749 | 8.05% | 8.15% | ₹73,725 |
| 700–724 | 8.35% | 8.45% | ₹75,831 |
| 600–699 | 9.15% | 9.25% | ₹81,544 |
Self-employed rates are 0.15%–0.25% higher (from 7.55%). Moving from a 700 score to 800+ saves about ₹5,000 a month on this loan, so fix your report before applying: minimum CIBIL score for an LIC HFL home loan.
How much must the property be worth?
For loans above ₹75 lakh, the RBI caps funding at 75% of the property value. To borrow ₹1 crore, the home must be valued at about ₹1.33 crore or more. Your own money then covers:
| Item | Amount on a ₹1.33 crore home |
|---|---|
| Down payment (25%) | ₹33.3 lakh |
| Stamp duty, transfer duty and registration (7.5%) | ₹10 lakh |
| Mortgage registration, if your lender registers an MOTD (capped in Telangana) | up to ₹60,000 |
| GST, under-construction flats only (5% on most projects) | ₹6.7 lakh |
| Total cash before possession | ₹44–51 lakh |
Our calculation; the 7.5% is Telangana’s 5.5% stamp duty + 1.5% transfer duty + 0.5% registration fee. See the full cost sheet for a flat and the down payment calculator.
What does a ₹1 crore loan buy in Hyderabad?
With your 25% down payment, a ₹1 crore loan covers a home of about ₹1.33 crore. On the ANAROCK Q1 2026 rates in our area tables, that is a 1,600 sq ft 3 BHK in Kollur, Miyapur or Tellapur, or a 2 BHK of about 1,200 sq ft in Gachibowli or Kondapur, where a 3 BHK needs a loan of about ₹1.16–1.2 crore. Area-by-area figures: home loan for a 2 BHK or 3 BHK flat and Tellapur, Kollur or Kokapet for a 3 BHK. Buying a villa or independent house instead? See independent house and villa loans.
₹1 crore home loan for self-employed borrowers
Self-employed borrowers can get the same amount, from 7.55% (CIBIL 825+), with a term of up to 20 years. Over 20 years at 7.55% the EMI is about ₹80,865, so the income shown in your ITRs needs to be about ₹1.35–1.62 lakh a month. LIC HFL asks for 3 years of ITRs with financial statements. See LIC HFL home loan for self-employed.
Four ways to reach ₹1 crore

- Take the longest term your age allows, and prepay later.
- Close small loans and credit card EMIs before you apply.
- Raise your CIBIL score above 800 for a lower rate.
